Meet with an agent (that's me 🤗) and let them to do a quick walkthrough of your home. If recommended, schedule a pre-listing inspection. Then you'll know precisely what needs to be addressed from a functional standpoint.⁣
Invest in repairing major systems first. Think HVAC, plumbing, roofing, foundation, or electrical issues.⁣ 🧑‍🔧

Nothing says “I love you!” like a bit of home maintenance, am I right😉?? If a little pre-spring cleaning is your jam like it is mine, now is the perfect time to get a head start. ⁣
⁣
To help, here’s a home maintenance checklist:⁣
⁣
❤️Clean and reorganize your laundry room, so it’s clutter-free and more efficient.⁣
❤️Clean the air duct that connects the back of your dryer to the outside vents.⁣
❤️Clean the refrigerator condenser coils at the back or on the bottom of the appliance.⁣
❤️Clean the range hood filter and fan.⁣
❤️Clean and degrease kitchen cabinets.⁣
❤️Clean garbage disposal by running it with crushed ice to sharpen, then with baking soda and citrus peels.⁣
❤️Vacuum the box springs and the mattress top and bottom. Rotate or flip the mattress.⁣
❤️Check caulking and grout around sinks, showers, and tubs⁣
❤️Inspect the roof for missing shingles and damaged vent boots.⁣
❤️Test carbon monoxide and smoke detectors; replace batteries as needed.⁣

You’re so amped up you can hardly stand it. Why? Today is the final walkthrough of your soon-to-be home sweet home ♥️🏠
⁣
The walkthrough is your final opportunity to ensure your new home is in the same or better condition than it was the last time you toured it.⁣
You and your agent will be there to confirm that all your agreed-upon repairs have been completed.

Feel free to take notes 📝and photos📸 during the walkthrough to document your home's condition. They may come in handy if you need to follow up with your seller about any last-minute details.⁣
While in the home, test all light fixtures, appliances, garage doors, garbage disposals, and faucets. Run the HVAC to check for warm and cool air.⁣
A thorough inspection of the home's exterior is just as important as the interior, so be sure to walk around the outside.

In all the excitement, don’t rush through your walkthrough!!

You made an offer, I helped you negotiate a SWEET deal, and now you’re under contract 🥳🥳 Next up? The home inspection📝:⁣
⁣
Schedule an inspection as soon as you go under contract! You will have a due diligence period (typically 7-14 days, but this depends on what you put in the contract) to get the inspection done and make decisions about repairs.⁣

You and your agent (me 🙋🏻‍♀️) should be present during the inspection, but stand back and let the inspector do his/her work. The inspector will go over his or her's findings with you afterward and send you an official report several days later.⁣
Together, we determine the repairs you’d like your seller to make. ➡️ Repairs addressing safety issues are of first importance ⬅️ All others should be carefully assessed - you don't want to nickel and dime your seller!

If the list of repairs is too costly, you need to ask yourself if you’re willing to take them on after closing. If not, it may be right to walk away.

Here is your fall home maintenance checklist: 🧹🧽🧴🪣💡⚒️🧯

🍁Check smoke detectors, fire extinguishers, and carbon monoxide alarms
🍁Deep clean your kitchen (including appliances!)
🍁Have your HVAC serviced
🍁Clean out the gutters
🍁Inspect the roof
🍁Clean the chimney and fireplace
🍁Check windows and doors
🍁Test outdoor lights and replace bulbs as needed

Lots of times when I'm taking buyers through a home or when sellers call me to get my opinion on how they can get top dollar for their home, they'll ask what it costs to upgrade, repair, or replace different parts of a home.

➡️Keep in mind these are just estimates⬅️ Also, if you’re even the slightest bit handy, you can shrink these costs by tackling projects (or parts of projects) yourself 🛠️🖌️🪚

➡️Things to know about down payments:⁣
⁣
The more cash you can scrape together towards a down payment, the better your interest rate may be. BUT don’t wipe out your entire savings. You’ll need some cash reserves as a new homeowner.⁣
You can buy a home with less than 20% down, but a smaller down payment means paying Private Mortgage Insurance (PMI)—typically 0.5-1.5% of the original loan amount.⁣
If you’ve been piling up cash for a down payment but can’t seem to make any headway, a down payment assistance program (like an FHA loan or VA loans) might help.⁣
