One of the biggest misconceptions in real estate is that the highest list price creates the highest sale price.

Recently, I was hired to sell a property that had previously been on the market without success.

After reviewing the market data, buyer activity, pricing strategy, presentation, and competing inventory, it became clear that the home needed to be repositioned and the proof was in the results.

Pricing is not simply a number. It's a strategy.

As a Pricing Strategy Advisor (PSA®), I've seen firsthand how proper positioning can influence buyer activity, showing volume, negotiating leverage, and ultimately the final outcome.

When a home is priced correctly, it attracts the right buyers, generates stronger interest, and often creates better negotiating leverage.

What many sellers don't realize is that pricing also impacts buyer visibility. Buyers search within specific price ranges, and even a small adjustment can expose a property to an entirely different buyer pool.

Florida's luxury market is no longer one story. And for Oakland County buyers with a second home there or considering one, that distinction is everything.

Miami, Palm Beach, and Tampa are performing very differently right now. Miami is seeing luxury single family sales up 16% year over year with inventory down 15%. Palm Beach remains one of the strongest ultra-luxury markets in North America, driven by constrained inventory and sustained wealth migration.

Across segments of the Florida market, normalization is creating real opportunity for sophisticated buyers. Inventory is rising, days on market are longer, and pricing is becoming negotiable in ways it has not been in years. This is historically when the most strategic acquisitions happen. Buyers who understand this are moving now.

For Michigan buyers evaluating Florida as a second home or a wealth strategy, these are not interchangeable markets. The community, the property type, and the timing of entry produce very different financial outcomes. We are at an inflection point, and I am watching it play out in real time.

The 30-year fixed moved 28 basis points in a single week. Buyers are still out. The market is working. But something has shifted in buyer behavior that the numbers alone don’t fully capture.

What I am seeing on the ground: buyers across every price point are being more deliberate, selective, and more disciplined about value. This is not hesitation. This is sophistication.

At today’s rates, even financially strong buyers are being intentional. They are not chasing. They are choosing.

This is still a Seller’s market. Inventory remains low and is being absorbed faster than it is being replaced. But Sellers pricing emotionally rather than strategically are sitting. The buyers are there. They simply will not overpay for the privilege of buying in a low inventory environment.

My counsel to Sellers is direct: precise pricing is not a concession. It is the strategy that gets you to the closing table and you can most often land very close to where you want to be.

For buyers, rate cut expectations are running high. My counsel remains what it has always been: do not make a significant financial decision based on rates. The sophisticated buyers I am working with are staying ahead of the competition, knowing they can always refinance the rate later.

The market is still moving. It is just requiring a sharper advisor in your corner.

I had the pleasure of attending the annual Excel Cocktails & Conversations event at Red Run Golf Club last week.

You know it's a great one when no one wants to leave and the establishment is basically saying sorry the event is over, time to go!

My neighbor called me with exciting news. She and her husband had just welcomed a newborn and were ready to purchase their first home together. But before they moved on, she had a question for me. Could I help her become a landlord?

She was nervous. This was her first investment property and she wanted to get it right. She had a vision for her tenant too. Someone who would love the space the way she had.

We listed in winter, knowing the timing was a challenge. But she was patient, and I knew our Spring Market would deliver.
