Michigan inventory is up 11.71% year over year, and that shift matters because the market is no longer rewarding scarcity the way it once did. At the same time, mortgage rates above roughly 6.64% have made buyers more selective, which is why demand feels more cautious even when strong properties are still moving.

In Oakland County and the Southeast Michigan luxury real estate market, the more important question is not just whether inventory is rising. It is which price points are absorbing, which are stalling, and where the real opportunity is hiding inside the data.

For Sellers
Pricing strategy is now a valuation decision. The homes that perform best are the ones priced against the actual competition, presented with intention, and marketed to the buyer most likely to recognize their value. In a more selective market, broad exposure is not enough. The listing has to be positioned with clarity from day one.

For Buyers
This is a more favorable environment than we have seen in quite some time. There is more inventory to compare, more room to evaluate value, and more opportunity to negotiate from a position of information rather than urgency.

Wellness is reshaping what luxury buyers in Oakland County are building.

It is no longer about square footage or the price of finishes. The buyers I work with in Birmingham, Bloomfield Hills, Rochester Hills, and Oakland Township are designing homes around one thing. How they want to live every single day.

Infrared saunas. Cold plunge pools. Spa bathrooms with steam showers and hydrotherapy tubs. Circadian lighting systems that adjust to support natural sleep. Outdoor spaces designed for restoration not just entertainment. These are not upgrades at this level. They are baseline expectations.

What I am seeing in Oakland County new construction reflects this shift completely. The projects delivering on wellness at the highest level are generating the strongest buyer interest. The ones that are not are sitting.
