When you sense yourself hedging when thinking about purchasing a home due to interest rates, consider the following:

1)If it is the right time, it is the right time. Period. End of story.
2) If (1) is true, the heightened present interest rate is irrelevant.
3) You buy now and one of 3 things happen:
>>A) The interest rates stay the same (low likelihood here)
>>B) The interest rates go up (you fist pump like crazy)
>>C) The interest rates go down (you refinance - hello!)

So this just happened. We listed this beautiful home for
$395,000,
20 families came to view in 48 hours;
3 over-list offers, one of which was extra strong. My client accepted and here we are:
$421,000 sale price with a matching back up offer to boot.

I hope this new home owner enjoys this house as much as the last!

Raise your ✋🏼 if you opt in for the sewer scope when recommended by your realtor. If you don’t, haven’t please consider it! 1/4 of my buyer clients find a yucky surprise that the seller ends up correcting!

Hey There Buyers! Sending you the love! Just making sure you are doing alright out there! Seasonal inventory dips are upon us. Hold tight and keep your eye on the ball. There are beautiful homes to be had, just remember:
**If you see a unique, underpriced shiny penny - you will not be alone in the pool of interest. Prepare yourself for a fight- a big one!
**Try to "get the vision" and see past perfect paint selections and white cabinetry. YOU can do this! YOU can paint walls! YOU can replace gross carpet. YOU can also chip away at bigger projects.
YES YOU CAN HIRE THE JOBS OUT if you aren't a DIYer. Will it take patience? Yes! But in the meantime you are stepping into making a solid investment in yourself.
**Try to remind yourself that if the home has a solid foundation, a layout that speaks to you, a great yard or location - this could be the home for you despite dated finishes and cracks in the sidewalk.
