I keep a close watch on the trends that shape our real estate market, and one that stands out is the role of cash sales. Over the past few years, about 25% of existing-home transactions in the US have been cash deals. For those of us working to help clients buy or sell, this is an important signal: when the share of cash buyers goes up alongside rising prices, it typically means competition is heating up. But if cash sales increase while overall volume drops, it usually points to challenges in securing financing, with more buyers facing hurdles getting approved for mortgages.

On the other hand, when cash buyers step back but prices remain steady, it could signal that lenders are making it easier for traditional buyers to secure loans—opening the doors for more families to find their next home. Smaller cash investors often focus on properties with unique situations, like probate or tax issues, or homes needing repairs. Even when mortgage activity slows, these properties stay in demand, especially with affordability being top of mind.
