💡 You can give your home a fresh look and feel with flush-mounted lights.

🖐️ Here’s how to install them in five easy steps.

1. Turn Off The Power And Remove The Old Fixture.
Remove the globe from the old fixture to expose the nut/bolt holding it to the ceiling. Remove the nut and pull the fixture down carefully. Remove the leads from the wires and disconnect the fixture wires from the house wires.

2. Attach New Mounting Hardware
If the old mounting hardware won’t work for the new fixture, remove it and attach a new strap to the box.

3. Connect The Wires
Use a coat hanger to support the new light fixture as you connect the wires. Connect white to white and black to black with wire nuts and black electrical tape.

4. Tighten
Neatly and gently push the wires up into the box and lift the fixture into place.

5. Install The Globe
The set screws that hold the globe in place may or may not already be in place. If they aren’t, go ahead and install them now. Push the globe so that its lip rests above the set screws and tighten the screws to hold the globe securely.

1. Work hard to be trustworthy
As a new investor, it can be difficult finding people who are willing to work with you simply because they don’t know you. You’ll slowly build a reputation for being trustworthy.

2. Honesty is the best policy
Always communicate your intentions from the beginning and don’t pretend to know it all if you don’t. By being honest upfront if you aren’t sure of something, others see you as honest and are more likely to listen to you when you do know what you’re talking about.

3. Be a giver
As a successful investor, you have a responsibility to help others grow and succeed as well without expecting anything in return. Ultimately, when you give to others in your network, you sway the tide of success in your direction because when they succeed, you succeed.

4. Offer mentorship
Your expertise is valuable and can help others achieve their real estate investing goals. Offer mentorship to others in your network by giving advice and sharing your experiences to help them work through their problems.

5. Be gracious

1. Use The 50/30/20 Rule
Spend 50 percent of your income on mandatory expenses such as rent, student loans, etc.

Use 30 percent of your income for discretionary spending. This includes things like your Netflix subscription, gym membership, and any other entertainment you enjoy. A budgeting app can alert you when you get close to your 30-percent limit, so you know when to dial back your shopping habit.

Finally, put the last 20 percent of your income into a savings account and don’t touch it.

2. Develop A Timeline To Acquire The Property You Want
If you’ve decided you want to be the owner of an investment property worth $100,000 in two years’ time, figure out how much you’ll need to put aside each month to reach the $20,000 down payment amount and then get busy.

3. Automate Your Budget
Set up fixed/mandatory bills to come out of your account on the same day. This way, you’ll be able to see exactly how much they are. Next, set up an automatic transfer of 20 percent of your income into an account designated especially for the down payment on an investment property. 🍲 The kitchen is the heart of many homes. Keeping it sparkling clean can be a challenge for even the biggest clean freaks.

⬇️ The following tips give you an arsenal of cleaning hacks that will certainly make your kitchen a cleaner place.

1. Use Vinegar To Remove Hard Water Stains
To remove hard water stains from a stainless steel sink and/or faucets, dampen a sponge or cloth with white vinegar and wipe.

2. Get Rid Of Fruit Flies With Ease
You can eradicate the fruit flies easily by combining the power of lemon with the heat of your oven. Before going to bed, place two halves of a lemon on the top rack of your oven.

3. Clean Gunky Kitchen Cabinets
You can get rid of greasy, grimy buildup easily with a solution of one part vegetable oil to two parts baking soda. Work the paste into the wood using a sponge or cloth and wipe any excess away.

4. Bring Back A Porcelain Sink’s Glory
Cut a lemon in half and sprinkle baking soda in the sink. Use half of the lemon to scrub the baking soda over the sink’s surface. Rinse well with warm water.

5. Disinfect A Garbage Disposal
Freshen up a smelly garbage disposal by dropping a few frozen white vinegar cubes down and turning it on. Run fresh water to rinse it all down.

6. Brighten Kitchen Grout
Bring back grout’s bright white by rubbing it with a paste made from baking soda and water. Let it sit for a few minutes then spray it with white vinegar. After the fizzing stops, wipe it all clean.

7. Clean The Air, Too
While it’s simmering, you’ll smell the vinegar, but once you turn it off, the vinegar smell, along with any other funky smells, will be gone!
