The Toughest Flip of My Career: A Loss That Taught Me More Than Any Win 🧠🏚️
What started as a simple flip quickly became one of the toughest experiences of my career. The original seller sadly passed before closing, and from there it was one setback after another. A contractor failed me, deals fell through, and challenges kept coming during the rehab, sale, and even while under contract. The property was broken into and vandalized. I stayed grounded and saw it through. I took a financial loss but walked away with something more valuable: experience, resilience, and wisdom I will carry with me.

This project threw everything at me. A contractor I trusted but didn’t deliver, failed exit strategies, costly repairs, and emotional weight made it the most draining deal I have taken on. I was tested on every level, but I never quit.
🔨 The Flip Process:
After finding a new contractor, I added more capital to finish the job. I listed the home and went under contract, but it was broken into. The water heater was stolen and the AC was damaged. I made repairs, but the buyer backed out without submitting earnest money. I explored renting, then accepted a new offer with strict inspection demands. I sold at a loss but with my head high.
💡 A Word of Advice:
Not every journey ends in profit, but every challenge can shape your character. This flip humbled me in ways I never expected. I was tested financially, mentally, and emotionally, but I never folded. If there is one thing I have learned, it is that no one will care about your vision like you do. Stay involved. Protect what you are building. And when things go wrong, do not point fingers. Look in the mirror and lead. I carried this property for over a year, paid interest, taxes, and absorbed blow after blow. But I kept showing up. I finished the job. And I am still standing, wiser, sharper, and more determined than ever. Sometimes the greatest returns are not financial. They are who you become in the process.
