🇺🇸 Are you ready for 4th of July Weekend?

Coronado is such a special place for 4th of July— and this will be our first “real” one since living on the Island. We didn’t get to experience it last year, but we can’t wait for the activities this year!

Some important tips in case you’re planning to visit this weekend:

• Plane ahead, and be prepared for traffic + limited parking (seriously)
• Bring your bikes— much easier to get around town, and you can join the 6:30 Circumnavigation Bike Ride around the Island (starts at Star Park)
• The Parade is at 10am on July 3rd this year— down Orange Ave
• You can reserve your spot for the parade starting at 5am on Saturday (Yes, you will actually NEED to do that).
• Navy Seal Leap Frogs Demonstration is back, and will be at 2pm on July 4th near Glorietta Bay
• Fireworks are at 9pm for both Glorietta Bay and San Diego’s Big Bay Boom
• Prepare to be in traffic if you have to leave the island after the Fireworks— some have waited up to 3 hours in previous years!
• There are multiple locations with live music throughout the day Saturday and Sunday
• You can take the Ferry over from two Downtown Locations (but expect lines and crowds)

🗝 “Experts are projecting a rise in inventory in the second half of the year”— now, hear me out, we’re still coming out of historically low inventory numbers across the country…

We are certainly feeling the shortage of sellers listing their homes, and the decrease of National New Build Construction over the years. However, if sellers are hopeful to maximize appreciation + low interest rates driving multiple offers, they should be monitoring inventory levels over the remainder of the year.

“… the possibility of higher mortgage rates and a surge in new construction coming to market later this year, putting off selling means risking missing out on more interest and a higher sale price for their house.”

Sellers have asked, “If inventory is low— where will we go?” There are options for you.

Example of two options:

1) Seller Rent Back: this allows you to stay in your home at a low fee, or even free (yes, buyers are willing to pay for your “rent” for a few months to ensure they will win your home) while you search for your next home.

2) Contingency that seller doesn’t close until they find a replacement property— Normally a tricky option for a seller to demand, but it’s a sellers market, so utilize and maximize!

With numerous “you never know unless you ask” options on hand, it’s literally never been a better time to be a seller.
