We are proud to be founding donors of the new BSC Bavendick Center, an investment that reflects our shared commitment to growth, connection, and opportunity. This past week, we had the privilege of attending the ribbon cutting ceremony and touring the new facility, experiencing the excitement. The arena will serve as a vibrant hub for our community - bringing people together for events and athletics - while also strengthening the college’s ability to attract and inspire students.

Plus we have a suite so we can hang out, watch a game, eat some snacks with a six pack of bee… soda! If you want to hang out with me at a game or event (or maybe not with me, I won’t be offended) just ask and we can possibly get you some SUITE access!

Overall numbers are down but the hot season is upon us as multiple holes have already hit the market in May!

My $225,000 mistake that I don’t want anyone to make.

While not a forgone conclusion, in general real estate appreciates when given enough time. I share my biggest real estate regret from 2009 when my mother-in-law offered to sell us our condo for $150,000, but we were too financially unprepared and naive about real estate to take the opportunity. Fast-forward to 2021, and that same property sold for $375,000. I talk about how missing this chance taught me that you have to get on the real estate train and stay on it to achieve financial success, and I encourage anyone hesitant about investing in real estate to reach out so I can help guide them through the process.

Let freedom ring in your brand new home brought to you by - this home has everything you need and want: a knock your socks off, blow your hair back (no offense meant to those without hair) vaulted ceiling, designer touches, quality construction, a YYUUUUGE garage (probably the best you’ll ever find, certainly around here I’m sure of it) and all the beds and baths you need! Online home value tools are like looking at the 10 day forecast… could be accurate, could be a mile off. If you are looking at selling your home, do NOT look at an online value tool and assume that’s what you’ll get. Ask for an expert’s opinion.

But what’s the harm in being wrong on my price?

Great question! Momentum is a REAL thing in real estate. Insert your favorite cliche’ here: you only get one chance to make a first impression. Strike while the iron is hot. Opportunity doesn’t knock twice… The point is your home is worth the MOST amount of money when it’s NEW on the market - and specifically those first couple of days. Every day that goes by the odds of maximizing profit also slip by.

I call this the new kid on the block window. If you are the new kid (or house) on the block, you get all the attention right away. Then once the market finds out who you are (or what your house is) time passes and some other home becomes the new kid on the block. When your house is new on the market, it’s got the “rizz” as kids say. It sizzles. It captures people’s attention… but price the home too high and that window slams shut along with your hopes of landing the buyer that would pay the most for your home.

There is just too much money at stake for you to look at an online estimate and put all your eggs in that basket. It may work, but a broken clock is right twice a day… the odds just aren’t in your favor… just ask the CEO of Zillow.
