Bismarck’s 2026 Neighborhood Reinvestment Initiative (NRI) is officially LIVE, and it is a total game-changer for anyone looking to upgrade their home without the high interest rates of a standard home equity loan.

Through a partnership with local lenders, you can now access specialized funding for those big projects you’ve been putting off.

The Highlights:
-Low Rates: Choose between a 10-year loan at 4.49% APR or a 15-year loan at 4.99% APR.
-Big Budget: Loans range from $10,000 to $100,000.
-Tax Perks: Qualified projects may also be eligible for a 3-year property tax exemption on the added value of your improvements!

“We need more space.” (But do you have a plan?)

If you already own a home and you’re thinking about upgrading, the process is different this time around. The stakes feel higher because you have more to lose (equity, comfort, stability).

I see a lot of homeowners stay stuck in a house that doesn't fit them anymore because they are afraid of the transition.

Here are the 3 things that actually cause the stress (and how to fix them):

🛑 1. Obsessing over the Rate vs. The Life Phase. Don't pass up the right home for the next 10 years of your life because of a rate you might only keep for 2. "Marry the house, date the rate." (Thank you Lenders for teaching me this one 😉)

🛑 2. Buying for Size instead of Flow. You don't just need more rooms; you need better storage and better layout. Don't trade a cramped house for a big, empty one that still doesn't work for your family. Sometimes bigger houses have less storage!

🛑 3. The "Chicken or the Egg" Panic. Buying first? Selling first? Bridging? This is where people freeze. We need to map out the "Order of Operations" before you ever look at a Zillow listing.

Upgrading isn't just a purchase; it's a transition. The people who enjoy it most aren't the lucky ones: they are the prepared ones.
