We’ve been watching the numbers closely, and by late Q3 2026, U.S. active listings climbed by about 6% year-over-year—marking the third consecutive month of stronger annual growth. For buyers, that shift means a bit more leverage at the negotiating table, especially after the slower stretch earlier this year when annual growth dipped to just 2% in late Q2 (a far cry from the 17% surge we saw the year before). Even so, national inventory was still just under pre-pandemic levels, with 1.16 million active listings—about 5% below where things stood in 2019.

With mortgage rates and long-term yields at two-year highs, demand has cooled, and as we head into the slower season, buyers are seeing more breathing room in their search. To really understand what’s happening here in Bismarck, it helps to look at current active listings per 1,000 households compared to the 2018-2019 average—that’s how we get a real sense of whether supply is outpacing pre-pandemic norms locally.
