Asheville Region Housing Market Update - The Market Officially Tips Toward Buyers

This week’s data continues a trend that has been building for months: buyers now have more leverage than they've had in years.

Months Supply of Inventory has increased to 6.1 months, moving beyond the 6-month threshold that many real estate professionals consider the dividing line between a balanced market and one that begins favoring buyers.

Across Buncombe County, there are now 2,167 homes for sale, including 1,130 in Asheville and 191 in Black Mountain. Inventory continues to climb, a sharp contrast to the tight inventory conditions we experienced just a few years ago.

Despite the growing inventory, buyers remain active. This week saw 90 homes sold countywide, compared to 126 new listings. That's one of the stronger sales weeks we've seen recently and suggests demand remains healthy when homes are priced appropriately.

Price reductions remain elevated at 181 across Buncombe County, including 95 in Asheville. This continues to reinforce a key theme of today's market: buyers are willing to act, but they're also willing to wait if a home's price doesn't align with market expectations.

The median sales price held relatively steady at $415,500, while average days on market edged up slightly to 70 days. Together, these numbers suggest that values remain stable overall, but sellers need to be realistic about pricing and timing.

What this means:

For sellers - The days of simply putting a home on the market and expecting immediate offers are largely behind us. Proper pricing, preparation, and marketing are becoming increasingly important as buyers gain more choices.

For buyers - This is becoming one of the most favorable buying environments we've seen in several years. More inventory, more price reductions, and over six months of supply mean there are opportunities for patient buyers.

Asheville Region Housing Market Update - A Milestone Week for Inventory

This week's numbers mark an important milestone in the Asheville-area housing market.

Months Supply of Inventory has officially reached 6.0 months, a level many real estate professionals consider the dividing line between a seller's market and a balanced market. For buyers, that means more choices and greater negotiating opportunities. For sellers, it means pricing and presentation matter more than ever.

Across Buncombe County, there are now 2,158 homes for sale, including 1,129 in Asheville and 185 in Black Mountain. Inventory continues to grow, giving buyers significantly more options than they had a year ago.

One encouraging sign is that buyer activity remains healthy. 76 homes sold countywide this week, including 41 in Asheville and 8 in Black Mountain. In fact, Black Mountain recorded twice as many sales as new listings this week, a positive sign for that local market.

We're also continuing to see elevated price reductions, with 182 across Buncombe County, including 89 in Asheville. That remains a reminder that today's buyers are informed, patient, and willing to wait for homes that represent good value.

The median sales price came in at $416,500, essentially unchanged from recent weeks, while average days on market fell to 69 days. That combination suggests that although inventory is increasing, properly priced homes are still attracting buyers and selling in a reasonable timeframe.
