Asheville Region Housing Market Update - Buyers Have More Choices Than They’ve Had in Years

The Asheville-area housing market continues its gradual shift toward a more balanced market.

Across Buncombe County, there are now 2,132 homes for sale, including 1,106 in Asheville and 193 in Black Mountain. Inventory has grown substantially over the past year, giving buyers more options and reducing some of the urgency we saw during the post-pandemic housing boom.

One of the most important metrics we track, Months Supply of Inventory, has now reached 5.9 months. That's just shy of the 6-month benchmark many real estate professionals consider a balanced market. In practical terms, buyers have more negotiating power today than they have had in several years.

This week, 120 new listings came to market while 81 homes sold, showing that buyers remain active, especially when homes are priced appropriately and presented well.

We're also continuing to see significant price adjustments, with 180 price reductions across Buncombe County, including 92 in Asheville and 16 in Black Mountain. This reinforces a trend we've been discussing for months: buyers are willing to wait, compare options, and negotiate when a home appears overpriced.

The median sales price was $417,250, while average days on market fell to 70 days. That combination suggests that well-priced homes are still attracting strong interest and moving relatively quickly, even as inventory continues to grow.
