Selling your Home First impression really does count and windows are one of the first things home buyer's notice.

Cleaning windows, not a job I look forward too. First, I get a book on DVD (at my local library Gahanna) or stream it just to keep from hating very minute of this job. Second, I've found a great solution to clean glass and it really works, better than the solutions you buy at the store. Here it is; rubbing alcohol, white vinegar, water and powder detergent, plastic gloves, a bucket, old wash cloth, and newspaper or paper towels. Mix in the bucket, ½ cup of rubbing alcohol, ½ cup of white vinegar, three pinches of powder detergent, and 2 gallons of hot/warm water, mix well. Use\e plastic cleaning gloves to protect your hands, use an old wash cloth to apply the cleaning solution to the window and wipe dry with either paper towels or news paper. Note, if you use newspaper to wipe dry the surface, make sure the newspaper doesn't get to wet otherwise the ink will start to bleed, so change to a new sheet of newspaper often. You’ll your end result- clean windows and have listened to a great book.

Home sale prices exceed list prices in July!
(Aug. 21, 2020 – Columbus Ohio) – After three months of less than normal housing activity due to the COVID-19 shutdown, central Ohio saw a spike in home sales last month. The 3,536 homes sold in July were 12.2 percent higher than June and 6.1 percent higher than last year according to the Columbus REALTORS® Multiple Listing Service.
Over 4,100 homes and condominiums were put in contract during the month which was just 11 homes shy of the previous month, but 9.0 percent higher than July of 2019.
For the first time in central Ohio history, sale prices exceeded list prices last month as many buyers paid more for a home than it was listed for sale. The new FAD is front load washing machine. There is nothing sexy about a washing machine; we all have to have clean clothes otherwise people won’t talk to us. I just bought a front load washing machine and I love it. My 15 year old washing machine was done with my abuse. So I did some research on Consumer Reports and they recommended the Kenmore Model #40518. It’s 4.5 cu. Ft., with a ginger finish; it has delay wash, a pause, it automatically sets your water temperature when selecting a cycle. What I like the most about it, it really cleans my clothes, uses less water and reduces the dying time in half, it handles bulky and bedding with out doing a dance and it is very quite. However, they are not cheap they are more expensive then top load machines, but I think the additional cost is worth it.

Buyer Demand Outpacing Supply!
(July 22, 2020 – Columbus Ohio) – During the month of June, there were 322 more homes and condominiums listed for sale compared to May. The jump from 3,232 to 3,554 new listings generated increased interest and foot traffic from buyers actively seeking to purchase a home in central Ohio.
“Both buyers and sellers took a step back during the COVID-19 shutdown, but buyers have been more anxious to re-enter the market,” said Andy Mills, 2020 President of Columbus REALTORS®. “We believe that record low-interest rates and the threat of another wave of the virus this fall have added even greater incentive for buyers to make a move."

June saw 4,158 homes put in contract, which was a significant increase of 17 percent from May and 7.4 percent from June of 2019.

The 3,151 central Ohio homes and condos sold during the month of June were almost 24 percent higher than the previous month, but down 2.3 percent from 2019 according to the Columbus REALTORS® Multiple Listing Service.

Even with the increase in new listings, the increase in home sales and those put in contract left inventory at 2,948 which was 8.1 percent lower than the previous month and 38.4 percent lower than the same time last year.

Unsold inventory is at a 1.1 months supply which means that, if no more inventory were added to the market, it would take just over one month to sell all listed homes based on the current sales pace. This is the lowest in the history of central Ohio housing activity.

Central Ohio homes sold for an average of $272,020 during the month of June which was 4.1 percent ahead of 2019. The median sales price was $241,000, up 5.7 percent from last year.

The median sale price of a home in central Ohio sold during the first half of 2020 was $222,000, up 5.8 percent from one year ago. The average sale price was $252,715, up 4.89 percent from the first six months of 2019.

Market continues to heat up with record breaking sales prices

The average sales price of a home during the month of May in central Ohio was $235,133, which is 3.8 percent more than May 2017 and the average monthly sales price on record. The median sales price was $204,000, up 7.4 percent from a year ago. This is also a record high, according to the Columbus REALTORS® Multiple Listing Service.

“2018 is proving to be a solid year of healthy home price increases in central Ohio,” said 2018 Columbus REALTORS® President Sara Walsh. “This is a true indication of how strong our market is in the greater Columbus region. Even with more homes added to the market, this trend will likely continue this year.”

During the month of May, there were 4,394 homes and condos listed in central Ohio which is a whopping 18.8 percent more than April and 8.2 percent greater than the same month a year ago.

This brought inventory to 4,471, an increase of 16.1 percent over April. Compared to a year ago, inventory is still down 3.3 percent leaving central Ohio with a 1.6 months supply of inventory at the current sales pace.

There were 3,056 homes and condos sold in May, which is 18.0 percent more than April, although down 7.0 percent from May 2017.

“REALTORS® are preparing anxious buyers for multiple offer competition in certain price ranges so the increase in inventory is more than welcome,” Walsh said. “It is not unusual to see this influx as we head into the summer selling season.”

Homes only spent an average of 27 days on the market during the month of May, which is 6 days fewer than April and ties with August 2017 for the lowest on record.

“Since we have more demand than supply right now, homes are spending less and less time on the market,” Walsh said. “This is similar to what we saw last summer."

"Buyers are so eager for inventory, they know they have to make a decision quickly. Yet, with this strong market, REALTORS® also have to buffer expectations for sellers in certain price points that not all homes sell in a month.”

According to the latest Housing Market Confidence Index by the Ohio REALTORS®, 98 percent of central Ohio REALTORS® describe the current housing market in their area as moderate to strong and 100 percent describe their expectations for the next six months as moderate to strong.

When asked about the current market conditions and whether their sellers are becoming more or less realistic when anticipating the value of their home to list, 31 percent said sellers are more realistic, 40 percent said no change and 29 percent said less realistic.

Columbus ranks 4th hottest market

Columbus ranked No. 4 last month on Realtor.com's list of the nation's hottest housing markets based on how many hits each home listing gets as well as how quickly homes are selling.

The national spotlight found the central Ohio area as showing activity increased 12 percent in April versus the previous month and homes spent just over a month (33 days) on the market during the month of April, according to the Columbus REALTORS® Multiple Listing Service.

“In this hectic market place, as professionals, it is our job to take care of all the details, construct a clear contract, and calm the emotional storm that is part of the buying and selling process,” said 2018 Columbus REALTORS® President Sara Walsh. “As REALTORS®, we are finding ourselves in nearly daily communication with our clients who are committed to finding a home or preparing to sell.”

There were 3,698 homes and condos listed during the month of April which is 9.1 percent more than the previous month and 3.6 percent more than April 2017.

With the addition of those new listings, there were 3,850 homes and condos for sale in central Ohio, down 11.2 percent from last year, but up 10.5 percent from the previous month as the housing market heads into the spring selling season.

“Inventory made a solid jump last month. I think that is a sign of positive things to come,” added Walsh. “Sellers realize there is a tremendous advantage in having their home on the market right now.”

Buyers responded positively to the growth in inventory this year as there were 2,590 closed sales in April, which is 8.8 percent more than March and 2.3 percent more than a year ago.

Year to date (January through April), the average sales price of a home in central Ohio was $216,784, an increase of 7.3 percent from April 2017. The median sales price was $182,350, up 7.9 percent from the same month a year ago.

“Home values continue to increase which is an incredibly positive sign of the strength of the central Ohio market,” Walsh said.

According to the latest Housing Market Confidence Index by the Ohio Association of REALTORS®, 100 percent of central Ohio REALTORS® describe the current housing market in their area as moderate to strong and 98 percent said they expect home prices to rise over the next year.

When asked what’s keeping homeowners who want to sell their homes from putting them on the market, 98 percent of respondents said the lack of homes to buy after present owner sells and two percent of respondents said that homeowners are waiting to sell their home for a higher price.

Demand still strong for homes
There were 2,827 homes and condos sold during the month of September, which is a 4.4 percent decrease from the same month a year ago. Year-to-date, central Ohio is still on track for a record year in home sales, according to the Columbus REALTORS® Multiple Listing Service.

“Although there was a slight decrease in sales this past month, overall demand for homes in central Ohio continues to soar,” said 2017 Columbus REALTORS® President Mic Gordon. “Buyers are still hungry for inventory, making it a better time than ever to sell!”

Compared to a year ago, there was a slight uptick (2.5 percent) in the number of homes listed for sale in September.
