Every picture has a story and we can tell you about this one. But that’s not the point. A year and a half ago, I didn’t know life’s invisible string would reconnect me with this amazing human being. We’ve rolled up lots of rugs together, cleaned up messes big and small and laughed a lot. Here’s to many more cars full of stuff and smiles. Appreciate you to the moon and all the way back, Becky Brawley. šŸ„³šŸ’•

Here’s the Problem: You’re dreaming of more space and a better yard for the kids.

But then you think about selling your home.
How are you going to do it all?

You’re overwhelmed! The logistics are keeping you up at night and you can’t see how to make it all work.
.
What if you sell too fast and have nowhere to go? Or what if your home sits on the market?

The stress of managing timing can make anyone second guess their move-up plans.

Here’s my good news: with the right strategies, you can make everything work.

Many of my clients coordinate buying and selling by putting a simple plan in place.

Bridge loans or rent-back agreements are tools you can use to avoid feeling rushed or stuck.

Imagine having a clear plan that allows you to move forward with confidence instead of doubt.

You don’t have to figure this out alone—I’m here to help every step of the way.

Let’s create a plan that works for your family. And soon you'll be watching the kids run around in their new back yard.

Have you ever wondered how a building goes from an empty lot to a finished home?

Welcome to Construction Simplified, a series where I’ll walk you through the step-by-step process of how a new home is built in Midtown, right in the heart of downtown Blacksburg.

We’re starting at the foundation—footers and all. This is where the building gets its strength and stability.

In each segment, I’ll explain what’s happening onsite in simple terms, so you can understand how everything comes together.

Whether you're here in town or watching Blacksburg grow from afar, this series will keep you in the loop as Midtown Way takes shape. Follow along for updates from start to finish, and let me know if there’s something you’d like to learn more about!

Need a Settling-In Survival Plan?

Closing day is stressful enough, but when you are moving with kids it can feel like you are juggling chaos at a whole new level.

While you may be thrilled about moving into your dream home, your kids could be feeling a mix of excitement and nerves.

And if you have more than one child..you know Emma’s needs are completely different from Noah’s!

So how do you keep chaos in check and create a positive memory of moving day for everyone?

I recommend 5 tips for tackling the challenge:.

ONE: Involve them. Let each of your kiddos pack their own suitcase or overnight bag with favorite items, like the squishy or blanket they can’t live without. This will give them a role in the move and a sense of ownership. Plus, having their go-to comfort items handy will make the day easier.

TWO: Recruit Reinforcements. Don’t go it alone on moving day. Enlist a BFF or grandparent to keep the kids entertained while you handle the logistics. Plan something special, like a scavenger hunt that leads to your new home. You can even throw in a disposable camera document journey.

THREE: Set Up the Essentials. While the kids are out, focus on getting their spaces ready. Make their beds, set out toothbrushes, hang up towels and leave their favorite bath toys within reach. This way, they walk into a space that feels warm and welcoming.

FOUR: Share a ā€˜First Meal’ Moment. Make your first meal in your new home a family fun event,, even if it is a pizza picnic on the floor. Afterward, let them unpack their suitcases and settle into their new room.

FIVE: End the Day with Comfort. Stick to your kids’ usual bedtime routine, but add something special to mark the occasion. I recommend A World of Things that Won’t Change to ease jitters and celebrate this new chapter:

Bottom line, with a little extra planning, you can create a day that your family remembers for all the right reasons.
