Meet Tammy Nichols — Off Duty. 🌳

After nearly two decades in Bristol, Tammy and her family relocated to Blacksburg in 2020. Having gone through that move herself, she understands firsthand what her clients are feeling when they're making a big change. With a background in marketing and over a decade volunteering in local schools and nonprofits, she brings steady, thoughtful support to every step of the process.

Off the clock, you'll find her at a Blacksburg Bruins football game cheering on the marching band (she's a proud band mom!), curled up with a book for her club, or planning the family's next trip. At home, she's got three fur babies keeping her company — Perry, Wednesday, and George the guinea pig — plus a neighborhood visitor she's affectionately named "Beary." Her favorite spot to unwind? Her own back deck, tucked into the woods like a treehouse.

Meet Peg Warren — Off Duty. 🌳

Peg's called Blacksburg home for more than 20 years, but her path into real estate started behind the scenes. After a decade as a real estate assistant, she became an agent herself in 2016, bringing a Virginia Tech degree and years of hands-on industry experience to every client she works with today.

Off the clock, you'll find her at Featherbone Provisions (her go-to recommendation, no hesitation), or crushing a 30-minute HIIT class at FitBody Boot Camp (she just hit her 500th session this May).

And every Sunday night, you can find her in the ticket booth at The Lyric, a tradition she's kept up since 2001. Community, connection, and a good movie every week.

Peg's lived a lot of places, but nothing compares to the New River Valley. Now, she gets to help others find their place here too.

Falling in love with a house before the inspection is how buyers get hurt. 🏡

We get it! That feeling when a house just clicks is hard to ignore. But that same excitement is exactly why some buyers pass on one of the steps designed to protect them.

An inspection isn't about squashing your dream house. It's about knowing what you're actually buying: the roof, the wiring, the foundation, the stuff you can't always see when touring. And most of the time, what it turns up doesn't end the deal. It just starts a conversation about repairs, concessions, or next steps.
