Here’s what just happened in our local market, and what it could mean for you ā¬‡ļø

šŸ” More homes are hitting the market
We saw 727 new listings in July (up from 687 in June), giving buyers more options to choose from. That’s great news if you’ve been feeling like there’s nothing available selection is finally improving.

šŸ“¦ Inventory is growing
There are now 1,066 active homes on the market, up from 956 last month. This is the highest inventory we’ve seen in a while. That increase is slowly shifting the market toward balance.

šŸ“Š MSI (Months’ Supply) is now 2.0
This means if no new homes were listed, it would take two months to sell everything currently available. We’re still in a seller’s market (anything under 4 months is), but this is a small move toward a more balanced market. If more listings keep coming, buyers may start gaining more negotiation power.

šŸ’ø Prices are adjusting
The median sold price dropped to $360,000 (down from $375,000 in June). The average sold price also dropped to $404,206, meaning we’re seeing fewer high-ticket sales. This could be due to more price reductions or sellers needing to meet buyers where they’re at.

šŸ•’ Homes are still selling fast
The average home spent just 26 days on the market, which is still very quick. So while buyers have more options, sellers who price right are still moving homes quickly.

šŸ’µ Total sold volume fell
The total value of homes sold dropped from $213.7M in June to $178.7M in July a sign that fewer homes are closing and prices are slightly lower.

Now’s a great time to re-enter the market. More inventory means less competition, and price trends are softening especially if you’ve been waiting for a little breathing room.

Thinking of selling?
There’s still strong demand, but pricing strategically is key. Overpricing could mean sitting longer or missing out on serious buyers. Homes that are priced well and show well are still going under contract fast.

Just watching the market?
Keep an eye on inventory and pricing. We’re not in a crash, but we are in a cooling phase, and the next few months could tip things further in buyers’ favor.

The local market stayed strong in June, showing high buyer demand and tight competition. Here’s what the numbers are telling us:

499 homes sold in June, up nearly 13% from May’s 441. More closings show strong buyer activity heading into summer.

šŸ’° Prices Rose Again:
The median list and sold price climbed to $375,000, while the average sold price jumped to $428,184, up from $405,832 in May. Buyers are stepping up in this competitive market.

šŸ˜ļø Inventory Shift:
New listings dipped slightly to 687, but inventory grew to 956 homes. Even with more options, the median days on market dropped to just 27, showing serious buyers are moving fast.
