š” More homes are hitting the market
We saw 727 new listings in July (up from 687 in June), giving buyers more options to choose from. Thatās great news if youāve been feeling like thereās nothing available selection is finally improving.
š¦ Inventory is growing
There are now 1,066 active homes on the market, up from 956 last month. This is the highest inventory weāve seen in a while. That increase is slowly shifting the market toward balance.
š MSI (Monthsā Supply) is now 2.0
This means if no new homes were listed, it would take two months to sell everything currently available. Weāre still in a sellerās market (anything under 4 months is), but this is a small move toward a more balanced market. If more listings keep coming, buyers may start gaining more negotiation power.
šø Prices are adjusting
The median sold price dropped to $360,000 (down from $375,000 in June). The average sold price also dropped to $404,206, meaning weāre seeing fewer high-ticket sales. This could be due to more price reductions or sellers needing to meet buyers where theyāre at.
š Homes are still selling fast
The average home spent just 26 days on the market, which is still very quick. So while buyers have more options, sellers who price right are still moving homes quickly.
šµ Total sold volume fell
The total value of homes sold dropped from $213.7M in June to $178.7M in July a sign that fewer homes are closing and prices are slightly lower.

Nowās a great time to re-enter the market. More inventory means less competition, and price trends are softening especially if youāve been waiting for a little breathing room.

Thereās still strong demand, but pricing strategically is key. Overpricing could mean sitting longer or missing out on serious buyers. Homes that are priced well and show well are still going under contract fast.

Keep an eye on inventory and pricing. Weāre not in a crash, but we are in a cooling phase, and the next few months could tip things further in buyersā favor.
