The Sicklerville section of Winslow Township; Detached Single Family Dwelling Sales

An analysis of sales data indicated 192 of 385 (49.9%) of the closed sales in the market area between 08/31/2018 and 08/31/2019 contained seller concessions. Concessions ranged between $3 and $26,000, and the median concession was $6,000. For 7-12 months prior, 98 of 204 transactions (48.0%) had concessions. For 4-6 months prior, 50 of 92 transactions (54.3%) had concessions. For the 3 months prior to the effective date, 44 of 89 transactions (49.4%) had concessions.

Out of 525 properties either listed or sold, 139 (26.48%) were indicated as a foreclosure or short sale. Out of 385 closed sales the past 12 months, 116 (30.13%) were foreclosures or short sales. In the prior 7-12 months, 74 of 204 sales (36.27%) were foreclosures or short sales. In the prior 4-6 months, 23 of 92 sales (25.00%) were foreclosures or short sales. In the past 3 months, 19 of 89 sales (21.35%) were foreclosures or short sales. As of 08/31/2019, 19 of 118 active listings (16.10%) are foreclosures or short sales.
