Even though there was a definite shift in the market from the beginning of this year to the end of the summer, that doesn't mean a crash is imminent.

Despite a few similarities (a decrease in existing home sales) the median price last month was $403,800, up 10.8% from July 2021, and homes are still selling quickly.

In fact, experts say today’s market is fundamentally different in many ways.

There isn’t an oversupply of homes for sale today like there was in 2008. Lending standards are also stricter today than they were in 2008, and today's homeowners have near-record levels of equity (thanks to the rising prices in 2021). Because homeowners have plenty equity, we're unlikely to see a wave of foreclosures like we did in 2008.
