Homes looking beautiful will always trick ure mind. The problem here is the wood burning stove is too close to its side tile edge and the front edge, it requires 16" of floor non combustible clearance around it this is a fire hazard.

Additionally the tile pad is so close to the door- walkway people will stub their toes.

The pad should have curved corners this also is a injury concern and the whole thing needs to be moved more to the left and a new tile pad made thats large enough for clearances.

Just look at all this black mold we found inside the ac air handler, this blows thru the ductwork all over the home and into the lungs. Because we are licensed in hvac we are allowed to open up, examine, test the homes hvac system and then tell you everything you need to know as an expert, something that the other home inspectors cannot do. This is a valuable service we provide and ALL air conditioners produce this horrible black mold, you just need a real expert to weigh in on your side to expose it and get you the home credit or have it remediated before your purchase.
