I’ve been spending a lot of time out in White Lake lately, and I have to say, the energy in the market feels different right now, in a really good way. We’re finally moving away from those high-pressure years when listings disappeared in a heartbeat, and it feels like we can all take a breath.

I’m seeing a much more balanced pace that actually gives you the space to think. My buyers are finding they have real options to consider without the soul-crushing pressure to jump instantly, while my sellers are still seeing great interest when we price and present a home with care. It’s less about outbidding a crowd and more about finding a home that truly fits your life.

Looking back, here are five things I wish I would have known before we downsized:

1. You are not just downsizing your house — you are resizing your life.
This is not only about square footage. It is about how you want to live, what you want your days to feel like, and what you are finally ready to stop taking care of.

2. The stuff is harder than the move.
The furniture, the boxes, the basement shelves, the holiday bins — they all carry memories. Give yourself time. This part is emotional, and that is normal.

3. You do not need to keep a house for “someday.”
The extra bedrooms, formal dining room, and huge yard may have served your family beautifully. But your home should support the life you are living now, not the life you lived 20 years ago.

4. Smaller does not mean less.
Less space can mean more freedom, more travel, more peace, more time, and more money available for the things you actually enjoy.

5. The right move is not always obvious at first.
Sometimes it takes a little planning to see what your current home equity can make possible — a condo, a ranch, a winter home somewhere warm, or a simpler Michigan summer lifestyle.

Downsizing is not giving something up.

It can be the start of living with more intention.

And honestly? I wish someone had walked us through the emotional side, the financial side, and the “what comes next” side before we made the move.

5 Renovations That Could Actually Lower the Value of Your Home

Not every renovation is a good investment. Some updates feel personal and exciting in the moment, but when it’s time to sell, they can shrink your buyer pool or make buyers mentally subtract money from their offer.

1. Turning a bedroom into a closet

I get it. A beautiful walk-in closet sounds amazing. But if you turn a 4-bedroom home into a 3-bedroom home, buyers may see that as a loss — especially families who need the extra room.

2. Removing a bathtub

If your home only has showers and no bathtub, that can be a problem for buyers with kids, grandkids, pets, or aging parents. A gorgeous shower is great, but at least one tub is still important.

3. Over-customized finishes

Bold tile, unusual paint colors, very specific wallpaper, or trendy fixtures can be fun — but buyers may not share your taste. If they walk in and immediately think “I’ll have to change all of this,” that affects value.

4. Converting the garage

A garage turned into a gym, office, or bonus room may work beautifully for you, but many Michigan buyers still want a real garage — especially with our winters. Losing that parking and storage can hurt resale.

5. Removing too much storage

Open shelving, minimalist design, and bigger living spaces can look pretty online, but buyers need places to put their things. Taking out closets, cabinets, pantry space, or basement storage can make a home feel less functional.

Bottom line:
Before you renovate, ask yourself: Will this make my home more appealing to the next buyer, or just more customized to me?

Because the best updates don’t just look good — they protect your equity.

Not what Zillow says. Not what the neighbor sold for two years ago. A real current market value.
2. How much equity could you realistically access after selling costs?
The sale price and your net proceeds are not the same number.
3. What would your next lifestyle cost?
Smaller home? Condo? Snowbird setup? One place in Michigan and winters somewhere warm? You need the full picture.
4. Are you staying because the house still fits — or because moving feels overwhelming?
That’s an honest conversation, and it matters.
5. Could your current home equity give you more freedom, less maintenance, and more choices?
For many homeowners, the house they raised their family in can become the bridge to the next chapter.

A paid-off home is a blessing.
But it should be part of your plan — not the entire plan.
