Inspections can be stressful, especially if someone close to you is knocking on the walls saying things like, "Sounds sturdy!".

Just stay calm; the inspector will provide a complete report of their findings. Then we sit down and map out a path forward!

Take it from me, don’t put off cleaning/clearing/maintaining your place (yes, this is an AFTER photo of my clean-ish garage 😂).

Simple things like clearing out gutters and having your A/C serviced can save you TONS down the road.

My professional opinion: grab a cold beverage, put on a good podcast, and get to work before you’ve already moved on to the next home project!

Raise your hand if you've seen a house hit the market, but by the time you try to schedule a showing - it's pending ✋😂⁣🤢

There are some serious "if I'm not laughing, I'd be crying" moments in this market, ESPECIALLY for buyers.

If you’re looking to SELL:⁣
👉DON'T WAIT. With not many homes for sale, you won't have much competition. Translation? You can likely expect one or more top-dollar offers from eager buyers.⁣
👉DON'T OVERPRICE. Even with low inventory, set your asking price at market value. Doing so means you’re likely to attract more buyers and possibly set off a lucrative bidding war.⁣
👉DON'T WORRY. You're going to get a great return on your investment. Rising prices mean that homes are also gaining value!⁣

If you’re looking to BUY:⁣
👉DONT MAKE A CLUNKY OFFER. Make a clean offer with as few contingencies and concessions as possible.⁣
I cant stress this enough...if you're one of
15 (or more) offers, someone else is likely keeping it simple.
👉DONT LET YOUR EMOTIONS RUN AWRY. Way easier said than done... it might be a rollercoaster, but throw those hands in the air and ride the best you can.
