Take it from me, don’t put off cleaning/clearing/maintaining your place (yes, this is an AFTER photo of my clean-ish garage 😂).

Simple things like clearing out gutters and having your A/C serviced can save you TONS down the road.

My professional opinion: grab a cold beverage, put on a good podcast, and get to work before you’ve already moved on to the next home project!

There are some serious "if I'm not laughing, I'd be crying" moments in this market, ESPECIALLY for buyers.

If you’re looking to SELL:⁣
👉DON'T WAIT. With not many homes for sale, you won't have much competition. Translation? You can likely expect one or more top-dollar offers from eager buyers.⁣
👉DON'T OVERPRICE. Even with low inventory, set your asking price at market value. Doing so means you’re likely to attract more buyers and possibly set off a lucrative bidding war.⁣
👉DON'T WORRY. You're going to get a great return on your investment. Rising prices mean that homes are also gaining value!⁣

If you’re looking to BUY:⁣
👉DONT MAKE A CLUNKY OFFER. Make a clean offer with as few contingencies and concessions as possible.⁣
I cant stress this enough...if you're one of
15 (or more) offers, someone else is likely keeping it simple.
👉DONT LET YOUR EMOTIONS RUN AWRY. Way easier said than done... it might be a rollercoaster, but throw those hands in the air and ride the best you can.

Be ready for all your planned (and ahem, unplanned) guests this holiday season, here are a few tips to get your home ready:⁣

✅Clean out your guest room closet to make room for your guests' clothes, luggage, and gifts.⁣
✅Purchase or refresh your guest towels, organize bathroom cabinets, and stock the bath with toothpaste, toilet paper, and hand soap.⁣
✅Get your guest bedroom in good shape. Think linens, lighting, and extras like phone chargers.⁣
✅Update your guest bedroom photos, and if applicable, include photos of your guests to make them feel at home.⁣
✅Create a coffee station (in-room if possible) so your guests can grab a cup of coffee no matter how early they wake.⁣
