Hey, all! Hope everyone has been doing well! I'm starting a host of new initiatives from the social/new media standpoint looking at trying to provide something of value to everyone.

I'll be creating content via YouTube and my website blog, I'll be trying to provide nuggets of knowledge/wisdom (maybe some fun 🙃) through Facebook, Instagram, and Twitter. I'll also be looking to cover local news/real estate topics, local, state, and national trends, in addition to real estate adjacent topics like personal finance, financial independence, and motivation.

Keeping up on the state of the market is critical if you have any plans of buying or selling at any time in the near future! The Indiana Association of Realtors releases information each month on the state of the market statewide and for each county. You can find the info in the attached links.

The links talk about New Listings, Closed Sales, Median Sales Price, Percent of Original List Price Received, and then the percentage change for these things over the last 3 months compared to the year before and a rolling 12 month compared to the year before. I've attached a pic of a table to this post with last months info for Median Sales price and Percent of Listing Price received for each county. Great indicators of each market for buying or selling!

It's been a minute! Hope everyone's holidays were merry and bright.

It's been a busy 2022 so far, and in case you didn't see it, the remonstration effort in Bloomington ramped up into high gear at the end of last year and the beginning of this year.

6 of the 7 areas had high enough tallies that annexation was automatically struck down. Area 1-B (includes The Highlands neighborhood) was the only one that didn't make the automatic threshold. A court push is always in play for the city if it wants to fight it, but it has been a wild ride to watch this news.

If you live in one of the proposed annexation areas, you might be relieved, have mixed feelings, or maybe even were hoping you would be annexed in. If you live in one of the areas, I encourage you to try and dive into the news and figure out how local government is impacting where you live. Whatever your feelings on the matter, it has been an interesting ride!

Hey, All! As I stated last time, I have been trying to dive deeper into statistics of real estate, market/economic indicators, and more. A few of the major market indicators that I am going to start brining up monthly are new residential home starts and new residential home sales. This is from a national perspective, so I will make an effort to follow up with a more local view soon! I am also going to look at doing a deeper dive into why we may see current market conditions persist for several years into the future.

Although the start of new homes has trended downward over the past several months, over the long-term, we are still trending upward with a 4% increase over last month and a 3.4% increase over 1 year ago. Hopefully, this trend will continue and lead to a decrease in pressure n the home buying market.

New residential home sales picked up again slightly (about .4%) from September ,continuing the upward trend in sales, but are still well below the levels seen a year ago - a nearly 23% decrease (weird to think that was during the last, and worst, COVID surge)! There could be many reasons for new home sales being below last years levels, but from what I've been told and seen anecdotally, there are buyers sitting on the sidelines now with how prices have continued to ramp up.

The continued uptrend in new construction starts, permits, and closings coupled with the reduction in sales could lead to a slight continued cooling of the market.
