BIG NEWS: Real estate rules change nation wide today.

Key take-a-ways:

1) Buyers must sign agency agreements before viewing a home. This agreement outlines who is paying the agent. How much the agent will be paid. And for how long the agent will represent the buyer.

2) Sellers are no longer obligated to pay the buyers agent. (But they might still) Many Buyers will be asking for agent compensation as part of an offer. That amount is negotiable as per each offer is presented.

3) Outside of a presented offer, Sellers still have the ability to offer commission to a buyers agent but how that is communicated to the public has changed. We will see more For Sale signs with commission amounts offered to clearly communicate to the buyer that their agency agreement is covered.

4) Now more than ever it’s important for buyers to interview agents before agreeing to see property. This way the buyer can ensure they choose an agent that has experience and knowledge and a good working relationship with them.

5) As a buyer, you can still view open houses without an agreement but the listing agent hosting the open house works for the seller unless you have a written agency agreement with that agent.
