IU Football is almost back and there are eight home games at Memorial Stadium this year! 🍂🏈

And if the Hoosiers are on the road, Bloomington still has plenty of good places to watch. Nick's, BuffaLouie's, Upstairs and Yogi's are a few local favorites for catching IU games with a crowd.

Which game are you most excited about this year? I know Ohio State on October 17 is going to be a pretty big weekend in Bloomington. 👀 Looks like my fall break trip to Chicago will be cut short, can’t miss that game!

The July numbers tell an interesting story and we’ll see what the story is with August in a few weeks when those numbers are released in early September.

🏡 Median sale price: $365,000
📦 Inventory: 638 homes
⏱️ Median days on market: 45 days
📈 Months of inventory: 5.2 months
💰 Homes sold for 95.2% of list price

The median sale price remains strong, but that doesn't mean every seller has the upper hand.

With more than five months of inventory, buyers have choices and they're taking the time to compare. For sellers, pricing, condition & presentation matter. Do the projects, take the time to get your home ready to sell. For buyers, there may be more opportunity to negotiate, especially on homes that have been sitting.

The takeaway? This is a market where strategy matters on both sides.

Thinking about selling this winter or early spring? 📸🏡 Lush summer landscaping is perfect for evergreen marketing.

Now may be the time to take a few exterior photos.

Green grass, mature trees, landscaping, patios, views, and outdoor spaces can look very different once winter arrives. Having good photos from late summer or early fall gives us more options when it’s time to market your home.

Even if selling is still months away, a little planning now can make a difference later.

Hello! I loved a good "BOOK IT!" reading challenge to earn a free pizza from Pizza Hut as a kid so here we are! This is my 7th year of offering up this challenge to anyone who wants to participate, adults included! See below for details:

🍎 It’s officially back-to-school season, and I have a reading challenge! ALL are welcome to participate, even adults. We are all kids at heart after all! I want to challenge kids to read 8 age-appropriate books or adults to read for 30 minutes per day 8 times from August 12th until October 31st to earn a certificate for a free pizza.

📚 I know for some kids this will be tough, and for others it's a breeze. You can add in your own rules as part of the contest as well. You could read to your kids, adjust the time goal, or change the number of books based on what is a good challenge for your kid.

➡️ READING CHALLENGE RULES - DM me or send Lissi an email at [email protected] so we can send you the sheet to fill in. Parents/guardians/caretakers, email me (or Lissi) or text me a photo of the completed sheet by October 31st. In return, I will be mailing out certificates for a pizza at a local pizza place to each person who completes the challenge.
