After three years as a Board Member for Mid Illinois Realtors Association, I attended my last board meeting yesterday! It’s been an eventful three years in the real estate world, but it’s been a great learning experience alongside this amazing group of local realtors!

And I’m lucky Tracy loves her selfies and was able to capture this moment, as she too attended her last meeting as well! 😉

Every listing and sale is a privilege, but being a {small} part of a building’s history is especially rewarding!

121–127 S. Center Street has stood just south of the downtown square in Clinton, IL, since 1856, when it was constructed as what is believed to have been the town’s first brick office building. ✨

The building has a fascinating history. It once served as the law office of Clifton H. Moore, Clinton’s first resident attorney, and even welcomed Abraham Lincoln when he was in town practicing law. (There’s even a sign on the building commemorating it!) 👨‍⚖️

Although the property had been vacant in recent years, the care and attention given to maintaining this historic building certainly did not go unnoticed. One of the sellers’ biggest priorities when bringing the property to market was finding a buyer who would appreciate its history, respect its character, and continue caring for this iconic piece of Clinton.

Fortunately, that’s exactly what happened. ❤️ The new owners share that same vision and are committed to carrying on the property’s legacy and preserving its historic charm for years to come.

I’m incredibly grateful to have played a small part in helping this special property find the right new owners! 🏛️

Last week’s itinerary looked a little something like this:

📍 Monday - Springfield for showings
📍 Tuesday - Peoria for a new listing
📍 Wednesday - Apparently my car needed a break 😂
📍 Thursday - Champaign for showings
📍 Friday - Decatur for a new listing

I LOVE being busy, meeting clients, touring properties and putting deals together. I’m incredibly grateful for the opportunity to work with so many great people across Central Illinois.

Wouldn’t trade the busy days (or the road miles) for anything! 🚙

And if you saw me last week, I was rocking the double glasses too 😎 - thanks to a sweet eye infection that forced me to wear my glasses during the sunniest time of the year! (I don’t ever seem to get eye infections in the winter 🤔).

The commercial real estate market may be starting to shift...

I came across some interesting data from a national survey of commercial real estate investors.

Here's the simple version:
🏢 Most investors are still holding onto their properties. That's normal. Most commercial property owners keep their investments for several years, so "hold" is almost always the most common strategy.

But here's what's changing...
📈 More investors are saying it's time to sell than at any point in the last three years.
📉 At the same time, fewer investors are saying it's a good time to buy than at any point in the last two years.

Why does that matter?
Think of it like supply and demand:
More people wanting to sell = more properties hitting the market.
Fewer people wanting to buy = less competition among buyers.
When there are more properties for sale and fewer buyers competing for them, sellers generally have a harder time getting top dollar.

What does this mean for property owners? 💡
If you've been considering selling a commercial property in the next year or two, it may be worth having that conversation sooner rather than later. Waiting until the market becomes more crowded with listings could mean more competition and potentially lower pricing.

This doesn't mean the market is crashing; it simply suggests the balance between buyers and sellers may be starting to shift.

Congrats to España fútbol in their World Cup championship win! 🇪🇦 ⚽

Watching the game, and their ultimate win, brought back memories of 2006 when I was studying abroad in Spain and Real Madrid won a big match (wish I could remember exactly what match it was). Everyone took to the streets and we watched in awe as Spainards celebrated their team's big victory by causing quite a scene - jumping in fountains, climbing on cars, and ultimately shutting down the streets!

I can only imagine how excited the whole country was to celebrate the team's win in the World Cup! Felicidades España! 🥳 🏆

Congratulations to Carrie and everyone involved in the sale of this former gas station property in Champaign, IL. Located just minutes from I-74, downtown, and the University of Illinois, this site offers incredible potential, and we're excited to see what's next.
