The Bloomington real estate market is changing, and that isn’t necessarily bad news.

As we head further into fall, buyers have more choices, homes are spending longer on the market, and sellers are having to think more strategically about pricing and presentation.

For buyers, that can mean something we haven’t seen as much of in recent years: room to negotiate.

For sellers, it means the days of simply putting a home on the market and expecting buyers to compete for it are largely behind us. Pricing correctly from the beginning, preparing the property well, and creating strong marketing matter more than ever.

And this is where local knowledge becomes especially important.

Real estate isn’t just about whether the national market is “up” or “down.” Bloomington, Ellettsville, Nashville, Bedford, Spencer and the communities throughout South Central Indiana can behave very differently, sometimes even from one neighborhood to the next.
