Now that spring is offically here, it’s time to give your home some TLC! 🌿☀️ I know the spring clean checklist can feel endless, but here are a few essential things to do that will help you stay ahead of costly repairs and keep your home in top shape!

✅ Clean gutters & downspouts – Remove leaves, twigs, and debris to prevent blockages that can lead to water damage, foundation issues, and roof leaks.

✅ Check your roof – Inspect for missing, loose, or damaged shingles, as well as signs of leaks or wear. Catching small issues now can prevent expensive repairs later!

✅ Service your HVAC system – Replace air filters, clean vents, and schedule a professional tune-up to keep your system running efficiently before summer heat arrives!

✅ Clean out your dryer duct – Lint buildup in dryer vents is a major fire hazard. Detach and vacuum out ducts to improve airflow and reduce the risk of a fire.

✅ Inspect windows & doors – Check for drafts, damaged seals, or cracked caulking. Reseal or replace weather stripping to keep energy costs down and improve comfort!

✅ De-winterize outdoor faucets – Turn on exterior spigots and check for leaks or pipe damage caused by winter freezing. Inspect and test your sprinkler system before using it for the season!

✅ Inspect your foundation & exterior – Walk around your home and look for cracks in the foundation, siding, or driveway. Small cracks can let in moisture and lead to costly structural issues if ignored!

🏠 Buying a home is exciting, but don’t forget these key expenses beyond the down payment!

Here’s what you need to budget for:

📌 Earnest Money – Shows sellers you’re serious! Typically 1-3% of the purchase price and deposited within 3 business days after a signed contract. This amount is then deducted from your down payment at closing.

📌 Home Inspection – A must-do to avoid surprises. Depending on what types of inspections you’d like to do, i.e. general home inspection, radon, sewer scope, etc. Costs range from $400-$1200.

📌 Appraisal Fee – If financing your home, the is required by lenders to confirm your home’s value. Expect $400-$700.

📌 Closing Costs – Covers lender fees, title insurance, and more. Usually about 2-5% of the purchase price.

📌 Buyer Agent Commission – In today’s market, most sellers are still willing to offer compensation for your buyer’s agent. However, there may be some instances where the buyer(s) may need to cover their agent’s commission. This can range anywhere from 2-3% of the purchase price depending on the services your agent offers.

📌 Moving Expenses – From hiring movers to buying new furniture, it adds up! The good news is, if you work with me, you can utilize my team’s moving truck for free!

📌 Emergency Fund – Unexpected repairs happen. Be prepared!

🌷Spring is one of the most competitive times to buy a home. To succeed in this fast-moving market, it’s essential to be prepared.

Here are a few things I make sure my clients have in line so they are set up for success:

✨Get Pre-Approved Early
Before house hunting, you should get pre-approved for a mortgage if you aren’t paying cash for your purchase. This not only helps you understand your budget but being approved with a reputable lender (I have some recommendations) will make you more competitive when submitting offers.

✨Know What You Want + What You Can Compromise On
Have a clear idea of you must-haves + deal-breakers. Being flexible on small details can help you snag a great home before it’s gone. And remember your first home doesn’t have to be your dream home, it’s a stepping stone to get to that dream home.

✨Be Ready to Move Fast
Spring naturally brings more buyers into the market + homes can go under contract within days. You should be prepared to tour homes as soon as they hit the market and make strong, competitive offers.

3️⃣ Your needs come first | The best time to buy or sell depends on your life circumstances, not the market. Whether you’re upsizing, downsizing, or relocating, your personal goals should drive the decision.

4️⃣ Interest rates + prices balance out | When rates are low, prices tend to rise; when rates are high, prices may soften. Either way, there’s often a way to make the numbers work.

👋 It’s about time for a bit of an intro, for those that are new, but also for those who have been here for a bit.. because time is a thief and things change fast!

✨I’m Meghan - but most everyone calls me Meg.

✨I’m a mom of 2 amazing little ladies who fill my days with brightness, + also lots of hockey + dance 🤗 I’m also a mom of a fur baby, Luna, who rightfully so is the third daughter - a 2 year old husky who has endless energy.

✨I’m married to my love, Tyler, who is a private chef! We’ve been together for almost 20 years and now live in Bloomington.

✨I’m a true Pisces - a lover of water, a big dreamer, + I feel + love deeply…sometimes to a fault, but I wouldn’t have it any other way.

✨I’ve been a Realtor for 5 years + truly love what I do. My past careers have led me here. My time as a sales rep, a merchandiser, a manager, + a director of operations have instilled in me a deep passion for client care and education.

Recently renovated from top to bottom, in an adorable neighborhood AND I was able to negotiate a brand new roof in our inspection contingency due to the age and state. So he is basically walking into a new home with so much charm and not to mention his first home!
