Have you received one of these ?? What does it mean ?? Reappraisal notices are hitting mailboxes across Clermont County and the numbers look scary. Before anyone panics — or lists their house — three things from the county's own public data:
1. A 40% value increase does NOT mean a 40% tax increase. Ohio law (HB 920, since 1976) forces rates DOWN as values rise — the levies we've already voted on collect fixed dollars, period. What decides your bill is whether YOUR notice is above or below YOUR area's average. Find your township in the chart — that's your break-even number. At or below it? Your existing-levy taxes are likely flat or DOWN — yes, down, even with a big-looking notice. A 44% increase in Williamsburg Twp (avg 51%) is better news than a 25% increase in Union Twp (avg 19%).
2. On "are these values even real" — I checked every home sale in the county since January 2025, all 3,444 of them, against the new values. The new values average about 10% BELOW what houses are actually selling for, in every township. Whatever else is true, nobody's being valued above the market.
3. What actually raises bills is new levies, not reappraisals — watch the November ballot. And if you're 65+ on a limited income, look into Ohio's homestead exemption; many who qualify never file.
