Waiting for prices to drop sounds simple, but buying a home is rarely that one-dimensional.

If prices soften, great. But if lower rates bring more buyers back into the market, you could be competing with more people for the same homes.

If inventory stays tight, the homes you actually want may not get much cheaper. And if you wait without improving your plan, your buying position may not be any stronger later.

The better move is to know your numbers, watch the local market, and understand what would actually make buying make sense for you.

Comment “PLAN” if you want help thinking through whether waiting is helping or hurting your next move.

Your neighbor’s failed sale matters way more than most sellers realize.

When I help price a home, I do not just look at the homes that sold.

I also look at the ones that did not.

Expired and canceled listings can tell us where buyers pushed back, which price points created silence, what features did not justify the number, and how long similar homes sat before sellers had to adjust.

That does not mean your home has to be priced low.

It means your price needs to be supported by real buyer behavior, not just hope.

Because the goal is not to become the next listing people use as a cautionary example.

The goal is to protect your money from the start.

Comment or DM me “PRICE” if you want to understand what your [city name] market is actually saying before you list.

It is frustrating when you know your business is doing well, but the home buying process makes your income look smaller than it really is.

This happens to a lot of self-employed buyers.

You may have strong revenue, steady deposits, and the ability to afford the payment. But if your tax returns show lower income after write-offs, a traditional approval can get complicated fast.

That does not mean buying is impossible.

It means you need to know which options to ask about before you start falling in love with homes.

A bank statement loan may be one solution worth discussing with the right lending partner because it can look at cash flow, not just tax returns.

Your parents are gifting you $100,000 for your down payment?

That is incredible.

Now please do not accidentally make it a problem.

Save this.

Here’s how gift funds usually work:

1️⃣ Tell your lender before anything moves.

Do not transfer the money first.

Your lender needs to guide the timing, the account, and the documentation.

2️⃣ You will probably need a gift letter.

It usually includes:

The gift amount

Your relationship to the person gifting it

The property address

A statement that the money is a true gift

Confirmation that it does not need to be paid back

3️⃣ The paper trail matters.

You may need to show:

The donor’s bank statement

Proof the funds left their account

Proof the funds went into your account or escrow

Cash 👉 no

Mystery deposits 👉 also no

“Don’t worry, it’s from my dad” 👉 underwriting still needs proof

4️⃣ Move the money exactly how your lender tells you.

Sometimes it goes to your account.

Sometimes it goes straight to escrow.

Sometimes timing matters more than you think.

Do not guess.

Ask first.

5️⃣ Check the loan program rules.

Some loan types allow the entire down payment to be gifted.

Others may require you to bring some of your own money.

This is why you want to ask early.

6️⃣ Do not forget about reserves.

Even with a large gift, you may still need money left after closing.

Your lender will let you know what your file requires.

7️⃣ Tax note: ask a CPA.

The buyer usually does not pay tax on the gift.

The person giving the gift may need to file a gift tax form depending on the amount.

Again, that is a CPA question, not a “let’s guess on Google” question.

Common gift fund mistakes that can slow everything down:

Moving the money before talking to your lender

Using cash

Sending money through random apps

Not having a clean paper trail

Calling it a gift when it is actually a loan

Waiting until right before closing

Underwriting will ask questions.

Save this before any gift money moves, and share it with someone whose family is helping them buy a home.

That little “Request a tour” button feels harmless when you are excited about a house.

You see the photos, picture your furniture, start imagining the weekends there, and suddenly you just want to get inside as fast as possible.

I get it.

But for buyers, that one click can quietly decide who gets your contact information and who starts guiding your next steps.

And for the biggest purchase most people ever make, you deserve more than a random connection.

You deserve someone you have actually chosen. Someone who understands your goals, your budget, the neighborhood, the offer strategy, and what to watch for before you fall too hard for the wrong house.

Comment “TOUR” and I’ll send you a few smart questions to ask before you schedule your next showing.

There comes a point where the home you want is not about impressing anyone.

It is about waking up without feeling rushed.
It is about having a place where your shoulders drop when you walk in.
It is about choosing a life that feels a little softer, steadier, and more like you.

For some buyers, that means more space.
For others, it means less noise, better light, a calmer street, or a neighborhood that finally fits the season they are in.

That is the kind of move worth paying attention to.

Save this if your next move is less about excitement and more about peace.
