Some transactions are smooth. Others make you earn every single key!

This amazing family was under contract on a different home earlier this year, but after dealing with an incredibly difficult seller, they made the tough decision to walk away. It wasn’t easy, but it was the right choice.

When we found this home, we thought the hard part was over. We were wrong.

The appraisal came in well under value and included a list of required repairs. The sellers completed the repairs, the appraiser returned for the final inspection… and then sent back another list of items that needed attention. What was supposed to be a May 13 closing turned into weeks of additional hurdles, delays, phone calls, negotiations, and problem-solving.

Through it all, my buyers never gave up.

To help ease the stress, I was able to negotiate early possession so they could get moved into their new home while we worked through the final pieces needed to close.

Today, after every obstacle imaginable, they officially closed on their home!

I couldn’t be more proud of their patience, resilience, and trust throughout this journey. Congratulations to this wonderful family on finally getting the keys and starting this next chapter. You earned it! 🏡❤️

As we move into summer, I wanted to bust a few common home-buying myths that I hear all the time!

**Myth #1: You need 20% down to buy a home.**

Not true! Many loan programs allow qualified buyers to purchase with as little as 3-5% down, and some programs offer even lower down payment options.

**Myth #2: Your credit has to be perfect.**

While credit is important, you don't need a perfect score to qualify for a mortgage. There are financing options available for a wide range of credit situations.

**Myth #3: You should wait for interest rates to drop.**

The "perfect" time to buy is different for everyone. Home prices, competition, personal finances, and life circumstances all play a role. Sometimes waiting can actually cost more than buying now.

**Myth #4: Buying a home requires a huge amount of cash.**

In addition to low down payment options, buyers may be eligible for grants, assistance programs, or seller-paid closing costs that can significantly reduce out-of-pocket expenses.

The truth is that every buyer's situation is unique. What you've heard from friends, family, or the internet may not apply to you.
