Congratulations to this young man on his first home. I am so proud of young people who use their money wisely to invest in their future. First-time home buyers are my favorite. I turn into a mother hen and help them through the entire process. Congrats to Chris!!

🏡 Buying a Home – Step 4: Start Home Shopping

Now for the exciting part — house hunting.

With your agent in place and your pre-approval ready, it’s time to start looking at homes that fit your needs, budget, and lifestyle.

But smart home shopping is about more than just scrolling listings and touring houses.

Here’s how to do it right:

✔️ Know your priorities. Separate your must-haves from your nice-to-haves
✔️ Stay within your budget. Just because you’re approved for a certain amount doesn’t mean you should spend it all
✔️ Look beyond the surface. Pay attention to layout, condition, and long-term value — not just finishes and décor
✔️ Be ready to act. The right home may not last long
✔️ Trust your agent’s insight. They’ll help you spot red flags and opportunities you might miss

It’s easy to get emotional during this step — and that’s completely normal. Just remember to stay focused on your goals and think long-term.

The right home isn’t just the one that looks good today — it’s the one that makes sense for your future.

If you’re ready to start looking or want help setting up a personalized home search, I’m here to help.

🏡 Buying a Home – Step 3: Get Pre-Approved

Once you’ve prepared your finances, the next critical step is getting pre-approved with a lender.

A pre-approval isn’t just a formality — it’s a strategic advantage.

When you’re pre-approved:

✔️ You know exactly what price range you qualify for
✔️ You understand your estimated monthly payment
✔️ Sellers take your offer seriously
✔️ You can move quickly when the right home hits the market

In competitive markets, offers without a strong pre-approval letter often don’t stand a chance. Sellers want confidence that the deal will close.

A true pre-approval means a lender has reviewed your income, credit, assets, and debt — not just taken your word for it. That level of verification matters.

It also protects you. It prevents falling in love with a home outside your comfort zone and ensures you’re shopping strategically.

If you’re not sure where to start or need a trusted lender recommendation, I’m happy to connect you.

🏡 Buying a Home – Step 2: Prepare Your Finances

Before you start touring homes, make sure your finances are ready.

Getting financially prepared early doesn’t just make the process smoother — it makes you a stronger, more competitive buyer.

Here’s where to focus:

✔️ Know your numbers. Review your income, debts, monthly expenses, and savings.
✔️ Check your credit. Your credit score directly impacts your loan options and interest rate.
✔️ Save for more than just the down payment. You’ll also need funds for earnest money, inspections, appraisal, and closing costs.
✔️ Avoid major purchases. Don’t open new credit cards, buy a car, or take on new debt while preparing to buy.
✔️ Get pre-approved, not just pre-qualified. A true pre-approval from a lender shows sellers you’re serious and financially ready.

Financial preparation gives you clarity. It helps you shop within the right price range and move quickly when the right home comes along.

The more prepared you are on the front end, the smoother your path to closing will be.

🏡 Buying a Home – Step 1: Find the Right Agent

If you’re thinking about buying a home, your first and most important step is choosing the right real estate agent.

This isn’t just about finding someone who can unlock doors. It’s about partnering with a professional who understands the market, negotiates strategically, protects your interests, and guides you through one of the biggest financial decisions you’ll ever make.

One thing many buyers don’t realize: make sure your agent is a member of your local MLS (Multiple Listing Service).

Why does that matter?

✔️ They have full, real-time access to accurate listings
✔️ They can see agent-only remarks and important property details
✔️ They can set up precise searches based on your needs
✔️ They’re actively connected within the local real estate community

An agent who is plugged into the local MLS has direct access to the most up-to-date inventory and critical information that public websites often don’t show.

The right agent will also:

✔️ Educate you on the buying process
✔️ Help you understand your local market
✔️ Connect you with trusted lenders and inspectors
✔️ Negotiate strongly on your behalf
✔️ Keep the transaction on track from contract to closing

A great agent doesn’t just help you find a house — they help you secure the right home at the right terms.

If you’re thinking about buying and don’t know where to start, I’m happy to answer your questions.

🚨 RENTAL SCAM WARNING 🚨

Before you rent a home:

❌ Don’t pay application fees before a showing
❌ Don’t send deposits through Zelle, Cash App, Venmo
❌ Don’t trust Marketplace-only listings

✅ Always check Zillow
If the home is listed FOR SALE, it is likely a scam.

🚩 Red Flags
• “Agent” won’t meet in person
• Pressure to pay quickly
• Rent is below market
• Communication only by text or Messenger

🔒 Protect Yourself
• Verify the listing agent
• Call the brokerage directly
• No keys + no lease = no payment

When in doubt: walk away.

SCAM!!! I just received a call from a guy who was sitting in the driveway at a house I have listed. He was waiting for someone from MARKETPLACE to show it to him for rent. He paid $75 for an application fee and paid a $350 deposit. The home is NOT for rent. It was a SCAM. Now he is out $425. That’s a lot of money.

Please be AWARE that people are doing this. They find houses listed for sale and use the pictures from zillow to list the house for rent. This is a reminder - DO NOT pay an application fee for a house for rent, especially if you see it on Marketplace.

Please share to remind people to be very careful. If you see a house for rent - always check ZILLOW to see if this house is for sale.
