The Lowcountry real estate market is not moving in a single direction.

July brought fewer homes for sale across Hilton Head Island, Bluffton, and Beaufort compared with June, while average days on market and sales prices varied significantly from one area to another. Hilton Head Island saw shorter marketing times and a higher average sales price, while Bluffton and Beaufort experienced different shifts of their own.

The numbers reinforce an important point: market conditions across the Lowcountry are increasingly dependent on location, property type, and price point.

🏡 JULY 2026 LOWCOUNTRY MARKET UPDATE 🌴
What’s happening across Hilton Head Island, Bluffton & Beaufort? July’s numbers show a market that continues to move — but buyers are taking more time and pricing remains more important than ever.
📊 Here’s a snapshot of the July market:
🔑 523 New Listings — down 9.4% from last July
🤝 481 Pending Sales — UP 1.9% year-over-year
🏡 484 Closed Sales — down 12.8% year-over-year
💰 $510,000 Median Sales Price — down 7.3%
⏰ 125 Days on Market — up 28.9%
📈 97.2% of List Price Received
🏘️ 2,083 Homes for Sale — down 3.4%
📦 4.5 Months of Inventory — down 10% from last year
One number that really stands out? Pending sales increased despite fewer new listings and fewer closed sales. Year-to-date pending sales are also up 5.1%, showing that buyers ARE still making moves in the Lowcountry.
