You don't have to build your real estate business alone.

I've met a lot of talented agents who don't need another motivational speech.

They need good people around them.

People they can ask questions.

Systems that make their work easier.

Mentors who have already made some of the mistakes they're trying to avoid.

And a community that actually wants to see them succeed.

Being independent doesn't have to mean figuring everything out by yourself.

The right environment can change the way you build your business.

A home can check every box and still not be the right home.

I think that's something buyers sometimes realize later in the process.

You can have the right number of bedrooms, a beautiful kitchen, a great view, and even the price you were hoping for.

But buying a home is also about everything that comes with it.

How does the location fit your everyday life?

What will ownership actually cost beyond the mortgage?

Does the community fit what you're looking for?

And if your life changes in the next few years, will the home still make sense?

It's easy to get attached to what you see during a showing. That's completely normal.

Part of my job is helping buyers look at the things that aren't always obvious in the listing photos.

Finding a home you love matters. Making sure it makes sense for you matters just as much.

That's the conversation I want my buyers to feel comfortable having with me.

If you looked at 9 Full Sweep before, take another look.

Not because the lakefront setting, private dock, pool, spa or location in Palmetto Dunes changed.

The price did.

Originally offered at $2,100,000, the home is now offered at $2,000,000.

That’s a $100,000 price improvement on a furnished, 4-bedroom lakefront home with more than 3,000 square feet and over half an acre.

For buyers comparing opportunities in Hilton Head right now, a meaningful price adjustment can change the conversation.

It’s rarely just about the beaches or golf.

For some, it’s being closer to family.

For others, it’s having a slower pace of life, a second home, or a place to spend more time outdoors.

Everyone has a different reason.

That’s why every home search starts with a conversation, not just a list of properties.

The more I understand what someone is looking for, the better I can help them find the right place to call home.

For those who already live here, what made you choose Hilton Head or Bluffton?

I realized something over the years.

People rarely remember every detail of a real estate transaction.

They remember how they felt throughout the process.

Did they feel heard?

Did they feel informed?

Did they feel like someone genuinely had their best interests in mind?

That’s something I’ve always tried to focus on.

Whether someone is buying their first home, selling a property, relocating, or simply looking for honest advice, my goal has never been just to help them get to the closing table.

It’s to help them make a decision they feel good about long after closing day.

A comment that reminded me why I do what I do.

“If you’re buying or selling in Hilton Head or Bluffton, I highly recommend reaching out to David. He’s an outstanding Realtor and a true professional.”

Thank you, Josh. I truly appreciate your kind words.

Moments like this remind me that trust isn’t built through one conversation. It’s earned by showing up consistently, listening well, and putting people first.

For me, that’s what real estate has always been about.

Most agents don't leave a brokerage because of one bad day.

It's usually the small things that add up over time.

Feeling like you're figuring everything out on your own.

Not knowing who to call when a deal gets complicated.

Wondering if you're growing or just staying busy.

Real estate will always require hard work, but I don't believe it should feel like you're building a business in isolation.

That's why I've come to appreciate the value of good systems and real support.

The right systems create consistency.

The right support gives you confidence.

And when you have both, you're able to spend more time serving your clients instead of trying to solve every problem by yourself.

Every agent's goals are different, and so is the kind of support they need.

Sometimes the best career conversations don't start with commission splits. They start with one simple question:

"What would help you build the business you actually want?"

07/21/2026

One thing I hear pretty often is:

"We found a house we really love."

Whenever someone says that, my first response usually isn't, "Let's write an offer."

It's, "Tell me what you love about it."

That conversation usually tells me a lot more than the listing ever could.

Sometimes it's the neighborhood. Sometimes it's being closer to family. Sometimes it's finally having enough space for the grandkids to visit. And sometimes it's the feeling they get when they picture themselves living there.

Then we start looking at everything else.

Does the location fit your lifestyle?

What are the HOA rules?

How about insurance, flood zones, or long-term plans?

The goal isn't just to buy a home you love today. It's to make sure it's still the right home years from now.

That's one of the things I enjoy most about helping buyers. Every home has a story, but every buyer does too. Taking the time to understand both usually leads to better decisions.

One thing June’s market reminded me is that real estate isn’t moving in just one direction.

Single-family homes and condos are telling two different stories right now.

Single-family homes continue to see strong demand. Inventory is down, pending sales are up, and median sale prices have increased compared to this time last year.

At the same time, homes are taking a little longer to sell. Buyers are still being thoughtful with their decisions, even in a market with fewer available homes.

Condos and villas are a different story. Buyers have a few more options, which makes pricing and positioning even more important.

That’s why I don’t believe in one-size-fits-all advice.

Whether you’re buying, selling, relocating, or considering a second home, the best strategy depends on the type of property and the current market conditions, not just the latest headline.

Every market shifts, and every property has its own story.

If you’re wondering what these numbers might mean for your situation, feel free to reach out. I’m always happy to help you understand what the market is doing and what options make the most sense for you.
