Wild Finds: Nature Break 🦝🌳

A little nature break throwback to the time we spotted a raccoon climbing a live oak at Wright Family Park in Old Town Bluffton.

Right beside the Calhoun Street Dock and May River, Wright Family Park usually gives us plenty of Lowcountry scenery to look at. This particular visit just happened to include someone making their way up a tree. 🦝

Was he as cute as Jimothy the raccoon? Debatable. IYKYK.

But it’s the little things, right? Sometimes a walk through Bluffton turns into stopping for a few minutes because there’s a raccoon in a live oak and, obviously, we need to see how this plays out.

Hilton Head Island has numbered beach markers along its shoreline that help identify specific locations. And they’re more useful than they might look.

The Town of Hilton Head Island officially recognizes beach marker numbers as reference points. On beach wedding permits, the Town asks applicants to provide a beach marker number to pinpoint exactly where the ceremony happens. The markers are also used in beach planning and renourishment documents. So whether you’re walking from Coligny, Forest Beach, Folly Field, or another stretch of shoreline, noticing the markers gives you an actual reference point for where you are.

Which is pretty useful on an island where “meet us by the water” could mean a LOT of beach. 😅

Adventure Break 🏛️✨

A couple days ago, we were walking through Old Town Bluffton we spotted an active construction site on Bridge Street. We stopped because of the sign: the Sarah Riley Hooks Cottage.

The original cottage was built around 1940 by Michael C. Riley, a prominent African American store owner. His daughter, Sarah Riley Hooks, lived there her entire life and was one of Bluffton’s first public health nurses. Her son, Tony Hooks, became the lead guitarist for Sly and the Family Stone. The home holds deep roots in Old Town Bluffton’s history.

The original structure had too much damage to save, so the Town of Bluffton is reconstructing it on Bridge Street, right in the heart of the walkable Old Town district near the Bluffton Bookshop and Oyster Factory Park. The town has plans for what the space will become when construction wraps, and we’re excited to see how this piece of Bluffton history gets reimagined. The construction crews were moving, but you could see what’s taking shape. Another moment of stumbling onto Old Town history while it’s actively being rebuilt, surrounded by everything that makes this neighborhood worth exploring.

Highway 170 and May River Road put everyday shopping, coffee, and dining all close by, while the neighborhood itself stays quiet and residential.

It’s one of those locations where “What’s nearby?” has a pretty long answer.

Property tax season is almost here. If you own a home in Bluffton, Hilton Head Island, Okatie, Hardeeville, or anywhere else in Beaufort or Jasper County, consider this your annual heads-up: September 30 opens the payment window. January 15 is the deadline without penalty. 🏡

Where to Check

Before you panic, know this: you can look up your property’s tax record right now. Beaufort County homeowners use Beaufort County’s online property tax search. Jasper County? Jasper County’s resources. Both let you see exactly what you’re looking at.

And if you’re house hunting, these same public records are gold for research. Search any address you’re considering and you’ll see the property record and available tax info. Smart move. 🔎

Here’s the Thing (The Realty Check Part)

The current owner’s tax bill won’t be your tax bill. Full stop.

Property taxes depend on assessed value, assessment ratio, exemptions, and local millage. But here’s the kicker: if you’re buying as your primary residence and it qualifies for South Carolina’s Legal Residence status, you get assessed at 4% instead of 6%. That’s a third less in taxable value. The previous owner might not have qualified for that, so their number and your number are living in different worlds.

Use those county records. Just don’t copy the seller’s tax amount straight into your future budget and call it research. 😅

January 15 → Last day to pay without penalty

Wild Finds: Nature Break 🌊

This week’s nature break takes us to Alljoy Boat Landing, tucked at the end of Alljoy Road in Bluffton, South Carolina, with public access to the May River.

And here’s a little local geography for you: while Alljoy is in the greater Bluffton area, it’s a Beaufort County boat landing. Within the Town of Bluffton itself, Oyster Factory Park is the only public boat launch. The Town also has three public docks: Oyster Factory Park, Calhoun Street Regional Dock, and Palmetto Bluff.

Different access points, different views, same May River that keeps making its way into our camera roll. 🌊

Apparently, we’re slowly collecting every possible view of it.

The Town of Bluffton has partnered with Hidden Treasures Tours of Bluffton to offer a free golf cart shuttle through the Historic District, giving residents and visitors another way to get around without moving the car from stop to stop.

The shuttle runs on a continuous loop with pickup and drop-off locations at Wright Family Park and Bluffton Oyster Factory Park. And if you see it while you’re already out exploring Historic Bluffton? Give the driver a wave. They can stop for you along the route.

Available Thursday through Saturday from 10 a.m. to 6 p.m.
