Lately, we’re seeing a subtle shift in the national housing landscape: in the four weeks ending August 23, new US listings nudged up 0.4% week-over-week, and total homes for sale rose 0.5% to their highest point since early Q2. While these numbers reflect a broader national trend, I’m always mindful of how such shifts can shape opportunities locally here in Bluffton, Sun City Hilton Head, and the Lowcountry.

Even with more homes coming to market, high housing costs have kept many buyers on the sidelines—pending US home sales dipped 1.1% over the week, reaching a six-month low. Meanwhile, the median home-sale price across the country is up 1.9% from last year, now topping $400,000, and mortgage rates are hovering around 7%, near a 13-month high.

For buyers, this combination of rising inventory and softer demand is creating more negotiating power. Homes that have been listed for several weeks often present the best opportunities to negotiate on price or concessions. On the flip side, sellers are finding success by setting realistic prices and adapting to current market realities, rather than chasing last year’s numbers.

That’s about a 2% dip nationwide, and it marks the tenth consecutive month of softening across this key metric. As activity slowed toward the end of the quarter, many sellers adjusted their expectations and reduced asking prices, narrowing the gap between what they hoped for and what buyers were willing to offer. High mortgage rates continue to test affordability, especially in markets that saw rapid growth during the pandemic. Over the past decade, we’ve seen a notable shift in the size of new single-family homes across the U.S.—with the average shrinking from 2,700 to 2,400 square feet. At the same time, price per square foot has surged by about 72%. In 2025, one in four new homes measured under 1,800 square feet, a big jump from one in six just ten years earlier. Larger homes—3,000 square feet or more—now make up only one in five new builds, down from about a third a decade ago. Builders are leaning into smaller footprints to balance rising land, labor, and material costs, aiming to keep homes within reach as mortgage rates hover around 6% to 7%.

For buyers, especially those keeping a close eye on their budgets or stepping into homeownership for the first time, these smaller homes can mean more manageable down payments and monthly expenses—even as housing overall remains a significant investment. With higher mortgage rates and ongoing economic uncertainty, these trends highlight the importance of thoughtful pricing and a well-prepared home.
