📊 Bluffton Real Estate Market Update | August 2026

The August numbers are in, and there are a few interesting trends worth watching:

🏡 197 New Listings (⬇️ 7.5%)
💰 $531,225 Median Sold Price (⬇️ 9.9%)
📅 130 Days on Market (⬆️ 1.6%)
✅ 208 Homes Sold (⬆️ 3.0%)
💵 97.3% of Asking Price (unchanged)

The standout? Median price dropped 9.9% from last August, yet more homes sold and sellers still received 97.3% of asking price.

So, is the Bluffton market shifting or was August simply an unusual month for the mix of homes sold?

The August numbers are in, and the Bluffton real estate market is showing a mix of signals. Sales increased despite fewer new listings, while the median sales price declined compared with last year.
