As you enter Knowles Island, you're welcomed by a tranquil approach framed by river and marsh views on both sides. This exceptional new construction home is set on 1.2 private acres where sweeping tidal creek and marsh vistas, mature live oaks, and refined craftsmanship create a truly serene and private escape. Enjoy your morning coffee or an afternoon drink from the expansive screened, covered porch overlooking mother nature. The thoughtfully designed five-bedroom, four-bath home features numerous upgrades throughout, including custom trim, an elevator shaft, whole-house integration, and abundant natural light. Upstairs, an additional bonus room offers flexible space that can easily function as a fifth bedroom. There is also a separate area currently used as an office that is already plumbed for a future upstairs bathroom, providing excellent expansion potential. One of the property's standout advantages is its higher elevation, allowing the ground level to be fully enclosed if desired. The property allows for a second structure and offers the potential for a private dock/crab dock (subject to approvals). Knowles Island is a unique island community surrounded by waterways, with new construction emerging throughout the area-yet this home would be difficult to duplicate at this price point. Community amenities include a private boat ramp and community dock with overnight slips, plus opportunities for trails, biking, and fishing. Also a public fishing landing is also located in neighborhood (the Trestle)

Just in case you don't get these updates from the town of Bluffton....

Tropical Storm Debby Update: Wednesday, August 7, 2024/9 a.m.:

*First, thanks to every resident who is doing his/her part to stay at home, driving safely on roads and looking out for his/her neighbors. We are all in this together and the Bluffton community is among the best when it comes to helping out each other.
*Secondly, every storm/weather event is unique. Tropical Storm Debby has dumped more rain on Bluffton than Hurricane Matthew or Irma did. What is different is Debby is a rain event, without the severe winds. Give or take, Debby has dropped about 13 inches of rain with another 2-inches coming in the next 24 hours. The grounds are already saturated, and the community still needs to take precautions.
*Town leaders and staff have been traveling throughout Bluffton throughout the storm clearing and cleaning debris off the roads, assisting with ditch debris and speaking to residents.
*More rain, with intermittent bands, are expected from noon to 4 p.m. today.

Below are a few reminders for the remainder of the storm:
1- There are neighborhoods which are flooded. Neighborhoods have private drainage systems and are under the jurisdiction of the Property Owners Association. The Town is willing to assist the POA and its engineering contractor to review these systems and recommend enhancements to the existing system after the storm subsides.
2- If you are a private property owner with flood damage, please remember to document your damage for insurance. Take photos and videos for documentation. Prior to each storm, it is recommended to take videos and photos before the storm. A photo series of before, during and after the storm is optimal.
3- If a group of neighbors need assistance with furniture disposal after the storm, please call the Town's Public Services Department (843.706.4500) and the Town can arrange a neighborhood waste pick up with Waste Management after the storm.
4- If you are in a flooded area and are unable to travel from your house for necessities, please call Non-Emergency Dispatch (843-524-2777) and ask for a Bluffton police officer to pick you up.

Town leaders and staff are grateful Tropical Storm Debby didn't give our community the 20-30 inches predicted, and personnel will be out throughout Bluffton until the storm passes.
