The coolest thing I saw this week? 🌴🍹

I was touring a Hilton Head Island property with my friend and fellow COAST agent Kim Striker last week when we headed downstairs and found something I definitely wasn’t expecting...

A full-blown tiki bar.

Not a wet bar tucked in a corner. Not a couple of stools next to a wine fridge. This thing has its own personality. πŸ˜‚

It’s one of my favorite parts of real estate. Every once in a while, you open a door and find something you absolutely did not see coming.

🏑 Georgia vs. South Carolina: Which one makes more sense for you?

They share a border, a coastline and Southern weather, enough to call either one home. But when you start looking at the numbers, Georgia πŸ‘ and South Carolina 🌴 can be very different places to buy and own real estate.

A few things jumped out at me when I put this comparison together:

πŸ“ˆ Home values: Both states have seen strong appreciation over the past five years, with South Carolina averaging 8.78% annually compared with 7.67% in Georgia.

🏠 Property taxes: This is where the numbers look almost unbelievable. A qualifying South Carolina primary residence is generally assessed at 4% of fair market value, compared with 40% in Georgia. But that does NOT mean Georgia property taxes are 10 times higher. The states use different tax structures, local millage rates and exemptions, so the final tax bill depends heavily on where the property is located.

πŸ’° Income taxes: Georgia has a 4.99% flat individual income tax rate for 2026, while South Carolina uses a graduated structure.

πŸ‘΄ Social Security: Neither state taxes Social Security benefits.

πŸš— Vehicles: Another major difference. South Carolina generally collects vehicle property tax annually, while Georgia generally uses a one-time Title Ad Valorem Tax (TAVT).

So which state wins?

It depends on you.

Your income, age, home value, whether it's a primary residence or investment property, and even the county you choose can change the answer.

For buyers considering Savannah, Coastal Georgia, Bluffton, Hilton Head Island and the South Carolina Lowcountry, crossing the state line can change more than your address. It can change the financial picture, too.
