We are always looking for ways to improve our service and we found a winner! Today we have the best cameras available on our phones, so why not use them?
We found an app that will not only take great pictures and allow us to drop comments in the photos, but can also be a great tool to help cover both the inspector and the agent from bad phone calls from the homeowners about things not being right after we leave.
I am sharing an example that comes up often. "Your inspector tripped the garage GFCI and did not turn it back on, now my freezer has thawed costing us $100s in lost food!" We will have documentation of said freezer with a time stamp in the photo where we made sure it was properly working before we left. We are able to document damaged conditions in crawlspaces and anywhere else when we get there to protect us all from false claims.
Another great benefit we want to share; when we go back for our free follow up on repairs like the rotted door it is time stamped to show when we were there and that the repair was not completed on time.
We are currently using it in a litigation case as well and can send just the photos in a separate file from the report.

Here we go everyone! It is the time of year for lots of rain (and we have already had a ton) so we want you to know we are here to help! Here are a few tips to keep in mind during the storm season.
1. Check all penetrations on your roof. Ridge vents can come loose or leak. Also check your plumbing boots, when was the last time they were replaced or caulked? Attic vents gas exhausts and chimneys should all be checked as well. Water can turn an inexpensive fix to a costly one fast.
2. Check to make sure your siding is secure and complete and free of rot or wood destroying insects.
3. Do you have proper drainage away from your home and crawlspace? Water can be the root of all evil to a home. Moisture under your home promotes fungi, rot and even wood destroying insects that can also be costly to repair.
4. Your landscape could also damage your home. Are the trees and shrubs against your home? High winds could help these cause major damage to your home.

These are just a few things you can do.

We see these problems day in and day out and would be more than happy to provide you a consultation and inspection of these things to make sure you are ready. While we are there we will also check any and all plumbing fixtures to ensure you dont have any leaks. We will provide you a report of our findings. There is a minimal charge for the services but you will have the peace of mind knowing you are ready.

Here is a hazardous find! Dryer vents should be clear of debris and function properly. The vent is clogged with lint and will not allow for the airflow to properly push any new lent out from the dryer. Over time this can be a major fire hazard. It is important to check your vents as often as possible so that you do not find out the hard way it has not been functioning properly. Cosmetically this vent looks better than the traditional down spout type vent however, with more moving components it provides more chances for clogs to happen. It is a relatively cheap fix compared to what it would cost to fix your home after a fire.

Home inspection standards do not require that you inspect irrigation systems but this was hard to ignore. Here I found the irrigation valve junction and irrigation pipe sitting out of the ground where it was exposed to the elements. There was a cap that just rested over the top but it could easily be knocked over when cutting the grass, moving the trash can or a number of other things. Landscape companies will often put all the valves together so you do not have to hunt all over the yard for them but if you were to chop the top off of one or break one because they were not properly buried you would more than likely have to replace the entire set up which would be costly. We recommended that the valves be relocated deeper in the ground and the cover be placed around and buried so that the new homeowner would not run the risk of breaking the valves. When doing an inspection I always look for things like this to keep my clients informed.
