Before I was approached to take on this listing the sellers had an all cash buyer. The offer was a little lower than what they thought their house was worth, so they thought they’d hire a Realtor to see if they could get more for their home.

After interviewing a few real estate agents to sell their home they ultimately chose me. I can’t begin to say in words how honored and grateful I am for the opportunity they afforded me.

It's easy to maintain curb appeal in the summer (lush landscaping), fall (pumpkins and fall colors) and winter (holiday greenery and white lights). But what about that in-between period when we're sick of winter but spring isn't quite here?

Here are my tips to maximize your curb appeal—and your property value—as winter shifts to spring.

🌷 Undo the damage from winter. Clear away any dead leaves or debris and power wash your front porch or steps.
🌷 Spring-clean the windows. Scrub away the dust, dirt and grime from winter. As a bonus, you'll let more light into your home!
🌷 Upgrade your driveway or walkway -- make sure it's free of cracks or potholes.
🌷 Clear clutter. Make sure any winter gear, including kids' toys, are properly packed away.
🌷 Add some color. Use paint or plants to brighten up your curb appeal.

Is it March 🏀 Madness ... or Spring Market 🏡 Madness?

If you're trying to buy a home right now...or if you're a seller contending with multiple offers and negotiations, you know exactly what I mean.

That's why today I'm sharing three pieces of advice to help you navigate a complex spring real estate market:

1) Hire an agent who knows what they're doing. You should feel more confident, not more overwhelmed when you meet with your real estate agent. When we work together, one of my #1 priorities is to educate you so that you feel empowered and understand the process ahead. Buying or selling a home will be a much smoother process when you have an agent who is your partner and can explain the process and its nuances to you clearly and without a ton of jargon.

2) Read up on the local market as much as you can. Again, knowledge is power! I will always keep you up to date on the stats and data so that you understand what's happening in your micro-market. For example, did you know that in 44484 there are currently 15 homes for sale, 18 homes under contract and 26 homes sold in the past 30 days?

3) When in doubt, keep things simple. Sellers don't want to wade through complicated offers with escalation clauses and multiple contingencies. As a buyer, be prepared to offer your highest and best right out of the gate and as a seller, have the hard conversations up front: what is the number or terms that will make you accept an offer? Everyone wants to get to the closing table smoothly and seamlessly, and I'll work with you to keep things from getting overly complicated.

Things no one tells you about homeownership part 3747: it's really hard to buy a couch! 🛋

Once you buy a new home, buying a sofa is going to feel like your second biggest decision.

Not only does your sofa shape the aesthetic of your living room, in a lot of cases it's a focal point that ties your space together.

Here are a few quick tips from apartmenttherapy.com for purchasing the best sofa for your space:

🛋 Pick the type of sofa you want: traditional, sectional, sleeper or loveseat.
🛋 Consider your lifestyle: how much time do you spend on your sofa? Is it primarily for relaxing or for hosting guests?
🛋 Know your budget: set a price range and stick to it -- don't forget to think about shipping and in-home delivery fees (and always ask about return policies!).
🛋 Select a sofa style and fabric: there are so many options, order plenty of fabric samples and understand the different styles to find the best fit for your space.
🛋 Measure your space....and (this is important) your entryway. You'd be surprised how many homes have tight stairways, narrow doors and low ceilings. Remember the infamous "PIVOT!" scene from Friends? Be sure either the depth or width of the sofa is smaller than the width of your doorway.
