Your home's best features deserve to be seen at their best. β˜€οΈ

Pools, decks, and outdoor kitchens carry real weight with buyers. But there is a difference between seeing them in a listing and experiencing them in person on a warm June afternoon.

Summer is not a slow season for the right listing. It's the perfect stage.

Let's put yours on it.

The most successful coastal interiors I see in Boca Grande share a common quality: they work with the environment rather than against it.

Natural linen, rattan, whitewashed wood, and stone surfaces hold up in the humidity and salt air in ways that high-gloss finishes and dark furniture simply do not. Beyond practicality, there is an aesthetic logic to it. The island has a relaxed, timeless quality, and interiors that echo that tend to feel right in a way that trendier designs do not.

For buyers doing renovations or building new, this is one of the first conversations I recommend having with your designer before anything else gets selected.

A second home on Gasparilla Island should give you more than a place to stay. The right property covers carrying costs, holds its value through market cycles, and gives you the kind of flexibility that a hotel never will.

The island has options across all of those categories. Finding the right fit depends on how you plan to use the home, and that is a conversation worth having before you start touring.

June through September is when serious buyers gain the most ground in Boca Grande. The seasonal crowd has thinned, and that changes the dynamic in ways that work in your favor.

Here is what summer buying looks like on this island:

- Less competition
- More candid sellers
- Honest property assessment
- Faster closings

The buyers I work with who close in summer often tell me it was the best decision they made. The window is open right now.

SOLD. And this one was personal. πŸŽ‰

I had the privilege of working with the buyer on this one, and it was easy to see why they chose it. A nearly half-acre waterfront lot in the gated community of Coral Cove, with a private dock along the Amberjack Cove Waterway and direct access to Coral Creek, the Intracoastal, Gasparilla Sound, and ultimately Boca Grande Pass.

This is not just a lot. It is the foundation for exactly the kind of custom waterfront life that brings people to this part of Florida in the first place.
Congratulations to my buyers. The best is still ahead. 🌊

If you are looking for land or a custom build opportunity near Boca Grande, let's talk.

Every May and June, serious anglers make their way to Boca Pass for what many consider the best tarpon fishing in the world. What most people do not realize is that waterfront properties within casting distance of those waters carry a premium that has held remarkably steady over time.

When buyers ask me why certain homes on the island's water are priced the way they are, the answer often starts with access. The water here is not scenery. It is a reason people keep coming back, and eventually, a reason they decide to stay.

If waterfront access is a priority for you, I can walk you through what that actually means in terms of position, depth, and dock rights.

Gasparilla Island holds more history than most visitors realize, and the details are worth knowing.

From the pirate folklore behind the island's name to the railroad depot that once drove Florida's phosphate trade, Boca Grande has a layered past that makes it unlike any other coastal destination in the state:

- The Gasparilla Inn has hosted notable guests since 1913
- Banyan Street's iconic canopy was planted by early residents in the 1900s
- The island's southern beaches are prime ground for shark tooth hunting and rare shells

I share this kind of context with every client, because understanding a place changes how you experience it, and how you value it.

Pricing a Boca Grande property in June requires a different approach than pricing it in January.
The seasonal buyer pool has thinned, which means your home needs to be positioned precisely, not just attractively. Overpricing in summer does not just slow the sale. It can set a perception that follows the listing into peak season, when you actually want momentum.

What works: accurate market data, honest condition assessment, and a marketing plan built around the buyers who are actively looking right now, not the ones who will return in November.
If you are thinking about selling this year, the conversation about timing and strategy should happen now.
