I cannot stress enough how important it is to have an experienced team working on your closing. Twenty years in the title business have taught me that until you are closed, there are no guarantees that buyers and sellers will get to the finish line. Lenders, homeowner associations, contractors, and municipalities can all cause a transaction to go sideways, but when you have a team of professionals around you that have been there before and who have plans b, c, and d, these roadblocks become mere speedbumps. When Katrina's lender fell through a week prior to closing, we didn't bat an eye; it was time to change course and move into high gear. Fortunately, Katrina had veteran realtor Ginger Gowing with Luxury Real Estate Group on her team, working her magic to get us closed on time. Typically I post about customers celebrating their closings but sometimes closings can be a difficult time for homeowners. When someone passes away or an elderly parent can no longer live independently, selling a home can be a somber occasion. At closing, our clients don't usually want their photos taken and we respect that. In these types of transactions our focus is doing everything we can to make the transaction as easy as possible for the owners. It also takes a special type of realtor to navigate these transactions. A realtor who doesn't just demonstrate expertise but also shows compassion and empathy for what their clients are going through. I recently had the pleasure of working with such an agent, Illana Cohen . Illana's attentiveness to her clients was truly inspiring and the appreciation they had for her was obvious.
