This might be the most significant new construction estate in Long Lake Estates history.

18529 Long Lake Drive is a $20 million custom estate on a rare one-acre lot inside one of Boca Raton's most private guard-gated communities. Roughly 11,500 square feet, 7 bedrooms, 13 baths, a saltwater pool, a summer kitchen, a rooftop terrace, and a six-car garage. Because it is new construction, the buyer can still customize the finishes and portions of the design before completion in early 2028.

Palm Beach County home sales just hit 10 straight months of gains.

The June 2026 report is out, and it does not match the "market is cooling" headlines:

- Total sales up 22.3% from a year ago
- Luxury (1M and up) sales up 57%
- Inventory down 21%
- Single-family median price now 700,000 (up almost 12%)
- Nearly half of all sales are cash

Fewer homes for sale plus more buyers closing means more competition on anything priced right. Single-family is a seller's market. Condos are more balanced and give buyers a little more room.

Selling? Demand is real, but pricing to today's data still wins. Buying? Supply is thin and falling, so be ready to move on the right home.

Boca Raton buyers, you have leverage right now, and most people are not using it.

Homes are averaging 69 days on the market and about one in four South Florida listings has cut its price. But the smartest buyers are not just asking for a lower price. They are asking the seller to buy down their rate.

Here is why that matters. A $10,000 price cut on a $500,000 home might drop the payment by less than $60 a month. That same $10,000 put toward a 2-1 rate buydown can cut the first-year payment by $400 to $500 a month.

For sellers, a listing that advertises a rate buydown pulls more buyers than one that quietly cuts price again. Payment is what moves people.

The best play in this market is asking for both: a temporary buydown for immediate relief and a permanent point for the long haul.

For three years the thing that killed the most home deals in South Florida was not the price. It was the insurance quote.

That is finally reversing. Florida homeowners insurance rates are dropping in 2026. Citizens cut rates 8.7% statewide, and Miami-Dade, Broward, and Palm Beach are averaging 13.4% cuts. 17 new insurers have entered the state, adding real competition.

Here is why it matters more than people realize. In South Florida the insurance premium is often the line item that decides whether a deal closes. When it drops, buyers qualify for more, and a home that was too expensive last year can work this year.

Buying? Do not use last year's insurance numbers. Get a fresh quote before you rule out a price range.

Selling? A newer roof or impact windows now lowers the buyer's premium, which raises what they can pay for your home.

A buyer relocating to Boca Raton finds the perfect home in a golf community. $1.6M. Great lot, clean inspection. Then they learn there is a mandatory club membership due at closing. Another $95,000. Nobody hid it. Nobody explained it either. Reported 2026 numbers: Boca Woods around $95,000 total. Woodfield around $98,000 combined equity and initiation. St. Andrews Full Golf equity at $275,000. Broken Sound $150,000 to $300,000. Annual dues run $18,000 to $50,000 and up. The part nobody explains: equity is often refundable when you sell. The initiation fee is not. Two clubs can quote the same number and be completely different deals. Club life in Boca is worth it for a lot of my clients. But it has to be a decision, not a surprise. Full breakdown:

Two things just happened in South Florida at the same time, and most people have not connected them yet.

1. NOAA is forecasting a BELOW-NORMAL 2026 hurricane season. Colorado State is projecting 11 named storms and 5 hurricanes, both under average, thanks to a developing El Nino.

2. Insurance rates are actually FALLING. Citizens is cutting premiums by an average of 8.7 percent statewide. Over 330,000 policyholders in all 67 counties are seeing decreases. Private carriers like Florida Peninsula and Security First are filing cuts too.

Those are the two biggest objections I hear from buyers, especially families relocating here. Both are easing at once. That has not happened in years.

Here is the part people miss: insurance is part of your carrying cost. When the premium drops, your real monthly payment drops with it, even if the price of the house never changes. If you passed on a home last year because the insurance quote scared you, go get a new quote. It may be a completely different number.

To be straight with you, a seasonal forecast is not a landfall forecast. One storm can still do damage. You still buy a solid roof, good windows, and real coverage.

But fear creates discounts. And when the fear fades, the discount fades with it.

If you have been priced out or worn down trying to buy in Boca Raton, read this.

The market has shifted. As of mid-2026, inventory is climbing, price cuts are becoming common, and homes are now taking around 78 days to sell. The median sale price has even softened a bit year over year. Translation: buyers finally have leverage again.

In this market you can often offer below asking, keep your inspection and financing contingencies, and ask for repairs or closing help instead of waiving every protection to win a bidding war. That was almost impossible two years ago.

If you are relocating to South Florida, this is your window. More homes to compare, more room to negotiate, and less pressure to overpay. The catch is that balanced markets in Boca tend to be windows, not permanent states.

Quick reality check for anyone thinking about selling in Boca Raton this year.

Mortgage rates started 2026 near 6 percent. Most forecasts now point to them rising toward 6.7 percent by year-end. That is not a reason to panic. It is a reason to pay attention to timing.

When rates rise, buyer purchasing power drops. The buyer who can afford your home today may not qualify this winter. Right now Palm Beach County inventory is still tight and buyers are active, so sellers are in a strong position.

Waiting for a rate cut that may not show up on schedule is a gamble. Selling while buyers are active and competition is low usually beats selling into pricier money and more listings later.
