Karen is an absolutely incredible realtor. She worked with me night and day to make sure I found exactly the house that I wanted and then walked with me through the whole closing process. She practically instantly booked property tours when I showed an interest in a listing, she was patient when nothing we had seen was quite right, and she was very knowledgeable about the areas we were touring, the types and benefits / drawbacks of certain types of houses, and had an overall extensive knowledge of the real estate market that she leveraged to help find me the perfect place. She helped me negotiate a great deal for the property I wanted, and we had an offer in, accepted, and under contract within a matter of days. Feeling very hopeful and excited for the wonderful folks who I’m trying to help achieve their real estate goals and dreams. ALL FUTURE HOME BUYERS: 🏡
As of August 17th, 2024 a licensed professional REALTOR®️ WILL NOT legally be permitted to show you a property unless you have signed a Buyer’s Agreement with them.

This is now nationwide, and in theory, similar to Seller’s signing Listing Agreements with their REALTOR®️ where all parties understand what is agreed upon and expected throughout the transaction.

Beginning 8/17/24 a REALTOR®️ will not be able to show you a home without you first signing that agreement. This will be non negotiable for any real estate agent with a REALTOR®️ designation (one who agrees in advance to abide by the Code of Ethics). The form between Buyers and REALTOR®️ is a Buyers Representation Agreement. This agreement is basically your contract between you and your REALTOR®️, saying you will be hiring them to purchase a home and agree to the roles, duties and responsibilities owed to you by your agent and your duties to your agent.

Interviewing and coming to an agreement with the agent of your choice, is an important decision, and not one that should be forced upon you or taken lightly. Interview, ask questions about everything and anything and choose wisely.
Your agent matters!

The good news is that together, we get to decide the terms of our agreement and when our agreement expires.

These agreements have been around for a long time. Agreements are, and always have been, negotiated, just like compensation. Everything in real estate is negotiable! 😉 Another great reason the agent you work with matters.

So remember…, interview your REALTOR®️, get referrals from your friends, and make your choice of who you trust to have your back throughout the process. Purchasing a home is a HUGE decision! You’ll want someone that will look out for your best interest, someone that knows the local market well, someone that understands the contracts and addenda, someone that can explain your contractual deadlines, someone who knows how to negotiate like a shark on your behalf, and someone that will answer your call or text!

If you’re looking to buy a home, the recent downward trend in mortgage rates is good news because it helps with affordability. But there’s another way this benefits you – it may inspire more homeowners to put their houses up for sale.

The Mortgage Rate Lock-In Effect

Over the past year, one factor that’s really limited the options for your move is how few homes were on the market. That’s because many homeowners chose to delay their plans to sell once mortgage rates went up.

Early Signs Show Those Homeowners Are Ready To Move Again

According to the latest data shows there were more homeowners putting their houses up for sale, known in the industry as new listings, in December 2023 compared to December 2022.

Here's why this is so significant. Typically, activity in the housing market cools down in the later months of the year as some sellers choose to delay their moves until January rolls around.

This is the first time since 2020 that we’re seen an uptick in new listings this time of year. This could be a signal that the rate lock-in effect is easing a bit in response to lower rates.

What This Means for You

While there isn’t going to suddenly be an influx of options for your home search, it does mean more sellers may be deciding to list. And that means you may see more homes come onto the market to give you more fresh options to choose from.

As mortgage rates come down, more sellers may re-enter the market – that gives you an opportunity to find the home you’re looking for.
