Not loving the view from your backyard? You donā€™t always have to default to a row of trees or a traditional privacy fence.

I spotted this creative solution at a home recently, a mix of horizontal wood slats and decorative privacy panels that creates a stylish backdrop while helping disguise the view beyond the yard.

It adds privacy, texture and a little personality to the outdoor space and makes the patio feel much more intentional.

Inventory is improving, giving buyers more options ā€” and in many cases, more room to negotiate on price and terms.

Waiting for lower rates might sound like the smart move, but hereā€™s an interesting example: One recent Cost of Waiting report showed that waiting a year could mean about $27,500 more cash needed, while saving only $162/month on the mortgage payment. It would take roughly 14 years of those monthly savings to make up the difference.

And if rates drop? More buyers could jump back in, bringing more competition with them.

Broward County drivers ā€” this is one to know about!

With school back in session, nearly 1,300 Broward County Public Schools buses are now equipped with cameras designed to catch drivers who illegally pass stopped school buses.

Right now, drivers are in a warning period ā€” but beginning September 9, violations can result in a $225 fine.

And hereā€™s something worth brushing up on: depending on the roadway and type of median, traffic in both directions may be required to stop. A painted median or center turn lane doesnā€™t necessarily mean you can keep going.

As a Broward County mom AND Realtor who spends a whole lot of time on these roads šŸ˜…, I thought this was definitely worth sharing.

Attention Home Buyers.

Right now, the opportunity is not just about finding the right houseā€”it's about using this market to create a better deal.

There are more homes on the market, and that gives buyers a little more room to negotiate than they had earlier this year. So instead of only asking, "Can we get the price down?" the better question might be, "Can we improve the payment?" That's where something like a 3/2/1 buy-down can really help.

You may not be able to control interest rates, but in this market, you may have more control over the structure of the deal. The smart move is to know your options and use the leverage that's actually in front of you.

Every buyer's situation is different, and the best strategy isn't always the most obvious one. My job is to help you understand your options, negotiate the strongest terms possible, and make sure you're buying smartā€”not just buying a house.

Finally checked out Flora Italian Food Hall in Coral Springsā€¦ and now Iā€™m wondering why I waited so long. šŸ•šŸ‡®šŸ‡¹

Pizza, pasta, desserts, an Italian market downstairs, and a lounge upstairs. Definitely worth a visit if youā€™re looking for something different locally.

Another closing in the books! šŸ”

Steve and I changed course more than once during this searchā€”different cities, different neighborhoods, even different types of homes. But finding the right home is more important than finding one quickly, and in the end, we found it.

Steve is a repeat client I first worked with a couple of years ago, which makes this closing even more special. Iā€™m incredibly grateful he trusted me again to help guide him through this next move.
