Coral Springs has loads of aging Real Properties (as do most cities that saw their initial population explode in the 1970's and 80's) BUT many are sitting on wide and expansive lot sizes before the "zero lot line", over developed, "cookie cutter communities" took off in the mid to late 1990's. π
What I specifically like about many of them (aside from the large Land and Space) is they often have relatively LOW or NO Homeowner's association fees compared to other areas and allow for things like Mother-in-Law quarters, Guest Houses or Pool Houses to be added, Motorcycles, Pickup Trucks or Commercial Vehicles to be parked and even Boat & RV Storage with-in your property lines which is very rare today in the South Florida luxury home market.

For Investors wanting to get into the South Florida luxury market, you can usually rent these homes without a restrictive waiting period, term length requirments, number of terms per year or other lengthy application and review processes. Additionally, larger estate homes like these in more eastern locations typically trade for double the costs per foot whereas these come in less than $350 per foot, leaving room to make improvements that today's renters desire; especially when they are relocating from outside of Florida in my experience.
This set below π is my favorite 4 Luxury "HOLD" opportunities in the city of Coral Springs, Florida Government that could become solid leverage or redevelopment plays for your portfolio into the very near future; especially if interest rates improve for consumers within the next few years.
