"How long will it take?" is usually the second question a seller asks. Here is the July 2026 answer for Palm Beach County, and it is two numbers, not one.
Single-family: a median 41 days to go under contract, and 82 days from listing to closing.
Condominium: 69 days to contract, 112 days to closing.
Half of sellers were faster than that and half were slower - and the difference between those two groups is mostly price, insurability and how fast the association delivers documents. National headline this week: pending home sales fell 2.3% in July to the lowest level since January, with declines in all four regions.
Palm Beach County in the same month: single-family closings up 12.7% year over year, condo closings up 18.6%, median prices up 7.6% and 4.0%.
Both are true. The national index measures new contracts from a mostly financed buyer pool. Here, 47.7% of July closings were cash. Roughly half of this market does not move with the 30-year fixed rate.
Where the national story does apply locally: the condo market (6.7 months of supply versus 3.7 for houses), the financed half of the buyer pool at 6.65% rates, and time on market - 41 median days to contract is a normal market, not a hot one.

Lake Worth Beach, honestly: about 44,000 people, seven square miles, its own oceanfront beach, its own city-run electric utility, and more than a thousand contributing historic buildings.
It is also one of the few coastal-adjacent Palm Beach County cities where a single-family home still trades in the mid-$500,000s. In July 2026, 72 houses closed at a median of $570,000 - in 24 days, at 98% of list price. The condo market is a different story: 23 closings at a median of $190,000, with 13.8 months of inventory.

Selling in a mandatory-membership community is a different job, and the difference is not the house.
Every buyer of your home must also join the club. That means the club's application, financial requirements and committee calendar sit inside your closing timeline - and membership committees do not meet every week, or in every season.
Three things we do differently on these listings: confirm the club's current requirements in writing at listing time, write the approval steps and deadlines into the contract, and qualify buyers on total cost of ownership rather than mortgage approval alone. A buyer approved for the loan can still fail the club's requirements.
We will tell you whether your community requires membership and where to get the current terms. We do not publish fee amounts; those come from the club, in writing, current - and so does the answer to whether any part of the joining payment is refundable, which clubs do change.

"What credit score do I need to buy a house in Florida?" Here are the real floors.
FHA: 580 gets you 3.5% down. 500 to 579 is capped at 90% loan-to-value, so 10% down.
Conventional (Fannie Mae): 620 for a fixed-rate loan, 640 for an adjustable.
VA: no minimum set by the VA at all - individual lenders set their own.
But the floor is not the goal. Pricing steps up at 620, 660, 680, 700, 720 and 740, so a buyer sitting at 738 who gains three points can land in a materially better bucket.
One more thing: the score your banking app shows is usually not the score your lender sees. Mortgage lenders pull all three bureaus using older mortgage-specific models.

Your listing expired. Before you relist with anyone, you should be able to name why.
There are only five reasons a home does not sell: price, condition, presentation, exposure, or the terms attached to the sale. And your own listing data tells you which one applied.
Lots of showings and no offers? That is condition, presentation, or terms - buyers came, looked, and said no.
Few showings despite good photos? That is price. Buyers filter by price before they ever see your listing.
Almost no online views? That is exposure. The listing was not built to be found.
Fix them in this order: terms and access first (free), then presentation, then condition items that affect insurability, then price. Reversing that order means paying with price for problems you could have solved another way.

Most Palm Beach County sellers pay somewhere between 6% and 9% of the sale price to get from listing to closing - and almost none of them see the full list before they sign.
The fixed pieces are knowable to the dollar: documentary stamps at $0.70 per $100 of the price, the owner's title policy at Florida's promulgated rates (which the seller customarily pays here in Palm Beach County - but the buyer pays in Broward), settlement and recording fees, prorated taxes, association estoppel fees. On an $800,000 sale that is about $11,000 before commission.
Then there are the costs nobody puts on a closing statement: repairs you did not need to make, and months of carrying an overpriced listing.

The national headline this month: existing-home sales fell 1.7% in July to a 4.06 million annual rate, and the median price eased to $434,100 from June's record $440,600 - still up 2.0% year over year, the 37th straight month of annual gains (NAR, Aug 11). The 30-year fixed sat at 6.67% for the week ending Aug 13 (Freddie Mac).
Now the local translation. Palm Beach County in June 2026: single-family median $700,000 at 3.9 months of supply - a seller's market - and condo median $325,000 at 7.2 months, which is balanced. And 49.5% of all closings were cash, roughly double the national share.
That last number is why national rate stories land differently here. When half your buyer pool is not borrowing, a 6.67% mortgage is not the binding constraint. What IS binding locally: insurance, reassessed taxes, and association dues.
