These are examples of what a good inspector can find. Using tools at their disposal.

I found these using my phone camera to look on top of kitchen cabinets.

One is an outlet without a cover. The other is an exposed wire that needs to be in a junction box.

Question is how thorough is you Inspector and does he use the tools needed to do the best job!

This is an example of what we have found on an actual inspection.

Behind plumbing pipe is water damage. Above silver metal trim is a black stain.

We recommended to have checked for mold. We heard back from client, they being grateful as they took our advise. It may be unusual to find but this turned out to be “black mold”!

From the mold inspector it seems like an easy fix but will require an expert with proper protections and such to remediate.

They say they are happy to have this information to move forward with the deal to protect their finances and health.

Another example as to why an expert is needed to inspect you next home purchase.
