Last nights Beauty Boost networking event gave me two mindset shifts that I honestly wasn’t expecting.

The first was a simple question:

👉 Stop asking, “How can I make more money?”

Instead ask:

👉 “Who do I need to become in order to hold more money?”

That one stopped me in my tracks.

As entrepreneurs, we’re often chasing the next sale, the next client, the next opportunity. But maybe the real work is becoming the person capable of managing greater responsibility, greater impact, and greater success.

The second lesson was equally powerful.

As Realtors, consultants, and entrepreneurs, many of us casually refer to ourselves as “small business owners.”

But why?

I’m not a small business owner.

I’m the CEO of my company.

That subtle shift changes how I think, how I plan, how I show up for my clients, and how I make decisions for the future.

The evening also included some great insights on PR and how local podcasts, influencers, and media opportunities can help build authority and create meaningful business connections. A reminder that sometimes the biggest opportunities aren’t on the biggest stages—they’re right in our own communities.

As I continue growing my South Florida real estate business, I’m realizing that success isn’t just about selling homes.

It’s about becoming the person capable of serving more people, creating more value, and leading at a higher level.

So now I’m curious…

Tonight’s Beauty Boost networking event gave me two mindset shifts that I honestly wasn’t expecting.

The first was a simple question:

Florida lawmakers are currently moving forward with:

✔️ Additional Hometown Heroes assistance
✔️ Flood mitigation & resilience projects
✔️ Infrastructure and environmental investments tied directly to property values and insurance pressure

That matters A LOT in coastal communities like Lighthouse Point, Pompano Beach, Boca Raton & Fort Lauderdale.

🔹 Home-hardening & insurance-related programs continue to be discussed

Florida lawmakers are continuing to support housing affordability programs in 2026 — especially for first-time buyers and workforce housing.

And here’s what many South Florida buyers DON’T realize:

There are still grant and assistance programs available that may help with down payment and closing costs — sometimes up to $10,000+ depending on the program and qualification guidelines.

Beyond the Hometown Heroes program, buyers in Broward and Palm Beach County may also qualify for:
✔️ Florida Assist
✔️ SHIP down payment assistance programs
✔️ County homebuyer purchase assistance programs

Some programs can help cover:
• Down payment assistance
• Closing costs
• Interest rate buydowns

But here’s the bigger issue most first-time buyers overlook 👇

The mortgage payment is only ONE part of homeownership.

You also need to prepare for:
✔️ Property tax adjustments after closing
✔️ Insurance premium increases
✔️ Escrow shortages during the first year
✔️ Unexpected maintenance reserves

One smart strategy:
➡️ File for Homestead Exemption immediately after closing if the home is your primary residence. This can help reduce taxable value and stabilize future tax increases.

Another huge tip:
Older roofs, flood zones, prior claims history, and outdated electrical panels can dramatically impact insurance costs — even if the home price initially seems affordable.

The goal isn’t just getting the keys.
It’s being financially comfortable AFTER closing.
