🏡 LEASED | Boca Tierra, Boca Raton

Why this neighborhood? Location, location… and about 10 other reasons.

Boca Tierra sits right in the St. Andrews corridor, where restaurants, A-rated public and private schools, shopping, transportation and places of worship are all within roughly 1–4 minutes. And the beach? About 10 minutes away. 🌴

But the story behind this lease is even better.

My tenants are high-school friends relocating from Canada, and they weren’t physically here for much of the search. We didn’t just start sending them houses—we started by educating them on locations.

Weston, Parkland or Boca?

Then Central Boca vs. West Boca.

Then Central Boca.

Then a select few neighborhoods along the St. Andrews corridor.

🎯 Eventually, we found what looked like a great home nearby. During my walkthrough on their behalf, though, I noticed signs of water intrusion. Further investigation confirmed mold.

Could we have tried to make that house work? Sure.
But that’s not the point.

We pivoted—and quickly found this home in Boca Tierra. And it turned out to be an absolutely perfect fit.

🚨 Would you consider this an actual offer?

An agent contacted me and said his buyer wanted to submit an offer on one of my listings.
What showed up?

A pre-approval letter… and basically a line with a purchase price.

😳 No contract. No disclosures. No addenda. No financing terms, deposit, inspection period, closing date—or any of the other terms a seller actually needs to evaluate an offer.

So I explained: a price alone isn’t an offer. My seller needs to know the TERMS before deciding whether to accept, reject, or counter.

Then came the part I wasn’t expecting.

💰 The agent told me he’s charged when he submits an offer, and he didn’t want to pay for it unless he knew the seller would accept it.

That created a pretty interesting situation.

As the listing broker, my responsibility is to protect my seller’s interests—and that means making sure they have enough information to make an informed decision.

❤️ Some closings mean a little more than others.

Our buyers, Tim and Kat, weren’t simply looking for another property. They were searching for a special home for their stepfather—a comfortable place where he could spend the final chapters of his life surrounded by family and care.

🏡 We found that home in Delray Villas. Getting to the closing table, however, was anything but easy.

Five addenda and extensions. A lender that repeatedly pushed important items to the last minute despite numerous reminders. Plenty of moving parts—and more than a few moments where persistence mattered.

💪 But our Casa Ott Realty team stayed on it, kept everyone moving forward, and made sure Tim and Kat got to the finish line.

And there was another big win: we negotiated $44,000 off the asking price—that’s 14.7% below the sticker price.

🔑 In real estate, the best deal isn’t always the easiest deal. Sometimes it takes patience, relentless follow-up, strong negotiating and remembering exactly why you’re fighting to get it done.

This one had a pretty special “why.”

☀️ Florida is STILL the move — and the numbers are proving it.

More than 200,000 people transferred an out-of-state driver’s license to Florida during the first half of 2026, the strongest first-half showing since 2023.

🗽 New York led the way with 23,436 transfers, followed by Georgia, New Jersey, California and Texas.

📍 And South Florida continues to be a major destination: Miami-Dade welcomed 13,206 transfers, Palm Beach County 12,794, and Broward topped 10,000.

Here’s what really caught my attention: Florida’s first-half total is not only higher than 2024 and 2025 — it’s still well above the 173,047 transfers recorded during the same period in 2019.

🏡 Driver’s licenses aren’t the same thing as home sales, of course. But they’re a pretty interesting near-real-time clue about where people are putting down roots. And despite everything you hear about people “leaving Florida,” plenty of newcomers are apparently
still unpacking boxes.

🏡 Good negotiation isn’t always about squeezing the other side for every last inch. Sometimes, it’s knowing when to give one.

We recently represented a buyer who needed several extensions because their lender simply couldn’t get their act together. Not exactly the kind of phone call you enjoy making to the seller’s side. 😬

🤝 But the seller was gracious. They granted the extensions and gave our buyer the time needed to keep the deal together.

Then, several weeks later, the tables turned.

The seller ran into a title issue and suddenly they needed an extension of the closing date.

❤️ Our buyer remembered how accommodating the seller had been and returned the favor. No drama. No games. Just, “They helped us when we needed it. We’ll help them.”

That’s something people sometimes miss about real estate negotiations:

Not every concession is a loss.

Sometimes giving a little today creates goodwill you may desperately need tomorrow.

💡 Great negotiators know when to push, when to protect their client—and when a little flexibility might actually be the smartest move in the room.
