U.S. Pending Home Sales (meaning in contract) have hit an all-time low. The deepest single decline in pending home sales was in March of 2020 when the world went on lockdown and the housing market was frozen, with sellers and buyers unsure if the market would collapse or take off. It took off by April 2020 and led to a surge in home prices, which led to a mania of home buying. Couple this pending home sales plunge with the fact that last year (2024) was the worst year for home sales since the DotCom bubble burst 25 years prior in 1999, and the fact that we have the highest amount of properties (61k) ever listed on our South Florida MLS, and it looks like a perfect storm for a serious drop in home prices.

60,425 = today's total # of Active/For Sale listings in our market.
In the last three months, the active MLS listings surpassed its all-time high and have increased by 8,000 properties. This means properties are being listed much faster than they are being sold. This is already leading sellers to drop their prices and creating opportunities for buyers.

I have been telling people for at least half a year now that we are headed toward a collapse in condo prices, especially for communities where most people are on fixed incomes, such as senior/55+ communities. Social security and welfare programs aren't increasing fast enough to cover the increased daily living costs of many seniors. Couple that with insurance rising due to recent Florida storms, and condo assessments/dues doubling and even tripling due to Surfside legislation, the majority of condo owners have been experiencing serious financial strain.
Btw, the MLS that covers Miami-Dade, Broward, Palm Beach, Martin, and Saint Lucie counties and 6.72 million people, has seen record amounts of listed properties, and they are coming up for sale faster than they are selling.
Currently, there are 59,641 properties are actively "For Sale" with 30,195 being condos.
ECON 101 says that excess supply decreases demand and will cause prices to drop.
